CONSUMMATING A REAL ESTATE TRANSACTION :
In this episode, we will be looking at what it takes to consummate a real estate transaction or what we normally refer to as closing a deal.

Record has shown that every real estate transaction has got its own challenge no matter how fast it was closed. These ranges from interpreting and understanding the brief, Convenience of parties in fixing up inspection and meetings, indecision of buyers and vendors , women - the game changers, clients having a false notion of market value of properties, etc.

1. Interpreting and understanding of the brief - This is usually the first hurdle that every Surveyor needs to deal with if he must have a result. It may sound simple but once misunderstood will launch the Surveyor into a wild goose chase that will result to waste of time, resources and energy. So, it's always advisable to ask necessary questions at the briefing stage, clear any suspected doubt before launching out. This is as important as the success of the transaction itself and should not be neglected.

2. Convenience of parties in fixing up inspection and meetings - Indeed many real estate transactions has been frustrated and crippled at the originating state because parties could not agree at a suitable time to inspect or meet. This sometimes could be as a result of tight schedule of clients, ego, or "African time mentality" of the parties. Where this is not properly managed, it can nip the success of any real estate business at bud.

3. Indecision of buyers and vendors - many transaction have been knocked off as a result of inability of the sellers or buyers to decide on what they actually want. No wonder, Surveyors even after they must have virtually shown some clients almost everything in the market, they will still be unable to make choice. Clients in this category would always find fault in every property he inspects. Equally, some vendors who are victim of these will always continue to change the goal post at the middle of the game. That's to say that they will push the price upward once they see a seriousness on the side of the buyer.

4. Women :the game changers - the role of women in property making decisions cannot be overemphasized. They are always the chief decision makers when it comes to property matters. Many failed transactions that were almost at their verge of closures were largely because of eleventh hour appearance of the wives. And once you take them to the property, there first attention will be drawn on the kitchen size, the master bedroom size and lastly the nature of the staircase as it affects the children. Hence, any of these fail the test, your guess is as good as mine.

5. Clients having a false notion of market values of properties - It's worrisome that some clients who gives you brief are not in touch with the realities of the market and their values and in the circumstance would want you to achieve the impossibility. This has a propensity to keep a property in the market over unreasonable period of time. While on the buyers side, it ends in waste of time, energy and resources of the Surveyor.
