“Before You Buy Any Land in Nigeria, Read This.”

TUESDAY – LAND TITLE EDUCATION

If you don’t understand Land Titles, you are gambling. And in Nigeria, land mistakes are expensive.

Especially in hot markets like Lagos State, Ogun State and Abuja where land disputes are common.

Let me break this down clearly.

1️⃣ Certificate of Occupancy (C of O)

This is one of the strongest land titles you can have.

What it means: The state government has officially recognized the owner’s right to occupy the land for a fixed term (usually 99 years).

Why it matters:

👉🏾It reduces government acquisition risk.

👉🏾It increases resale value.

👉🏾Banks respect it.

👉🏾It makes processing building approval easier.

But here’s the truth: Not every genuine Land must already have a C of O.

Sometimes the land is under processing.

The key question is: IS IT FREE FROM ACQUISITION?

2️⃣ Excision

Now this is where many people get confused.

Most land originally belongs to government-acquired areas.

Excision means: The government has released a portion of that land back to the indigenous community.

But here’s the critical part:

Excision alone is not enough.

It must be recorded and traceable.

If it’s not documented properly, you are taking risk.

3️⃣ Gazette

This is proof that the Excision has been officially published by the government.

Think of Gazette as: “Government announcement in writing.”

If a land is:

Excision in process --- Moderate risk

Gazetted --- Safer

C of O --- Stronger security

⚠️ The Mistake Many Buyers Make

They ask: “How much per plot?”

Instead of asking: “What is the Title?”

Price should never come before security.

Cheap land with no Title can become very expensive later.

What You Should Always Ask Before Paying

Is the land under government acquisition?

What title does it carry?

Can I verify the survey?

Is there a Registered Deed of assignment?

If a seller cannot answer confidently…

Walk away.

In conclusion....

Land is not where you experiment.

It’s where you protect your future.

A Realtor and a Doctor: Two Professions, One Core Value — CONFIDENTIALITY

A doctor and a realtor don’t look alike on the surface. One wears a lab coat, the other inspects properties. One diagnoses the body, the other diagnoses opportunities. But at the core of both professions lies the same sacred rule: trust and confidentiality.

A doctor can’t walk into a room and announce your medical condition to the world. Even when the doctor is your close friend, your information remains protected. Not because you asked, but because professionalism demands it.

That same rule guides how I practice real estate.

Let me share a real story.

Some years ago, a close friend of mine, someone I had known personally, was searching for a home, he needed something affordable he can buy, take his time to renovate to his taste. But the clause was, he didn't want his wife to know about the property as at that time.

Meanwhile, his wife is also a very close friend of mine. They both trusted me, not as a realtor, but as a person.

So, I helped guide the process, asked the right questions, reviewed options, and ensured the transaction was safe and smooth. The property was purchased, documents perfected, and life moved on.

Here’s the interesting part.

For about 3 years, while the renovations was ongoing, the wife never knew there was such project going on. Not because I was hiding anything, but because there was never a need to announce it her. Even with regular conversations, I never once mentioned it. The deal was done, their privacy was intact, and the relationship remained untouched.

Then eventually the D-Day came when the project was completed, and She realized that I was the person behind that transaction all along, and her reaction wasn’t shock, it was respect.

Because true professionalism doesn’t shout.
It protects.
It serves.
It stays silent.

Just like a doctor who treats you and never uses your condition as a conversation starter, a serious realtor understands that your investment details, financial capacity, and ownership structure are not stories to be told.

None of my property have a survey document and I have never had any problem with it... Yinmu🙄

As a professional Real Estate consultant, my discussion with a friend last night about the necessity of a Survey document really baffled me. That's why I have decided to share.

He categorically knew the right thing but still chose to ignore, this person in question has various properties I am personally aware of, but while I was trying to help him sell one of them, I asked for the property's survey and he blatantly told me it doesn't have any... Jesu 🙆🏾‍♂️

I thought that was all, he said, only one of ALL his properties has a survey and he doesn't care, he said he's been buying and selling that way for a looong time and he's never had any problem 😭😭. That was his exact words.

This is not a fictional story, it's a fact that almost made me have a sleepless night yesterday. I had to share the dangers of property without survey last night.

Note that he is not naive, he knew it's important, he doesn't just care.

Please, if you fall into this category, I beg you in the name of that God you serve, go and process one now, and that's if the property in question is not already under government acquisition 😭.

Land survey is like a BIRTH CERTIFICATE... The information on it is detailed and unique, it's like your NIN or international passport.

Why someone will decide not to care still baffles me😱.

My take:
If your property doesn't have a survey document, YOU DONT HAVE A PROPERTY YET, infact, you are not different from that your so called tenant, you are only privileged to be living on a borrowed time.... Because it's all about time, YOU OR YOUR CHILDREN WILL MOST DEFINITELY (99%) LOOSE THAT PROPERTY.... This is NOT a curse, it's a reality💯...

You never get SURVEY or care to have a SURVEY, that means CofO can never occur to you then 😂... Issokay o.

I hope he does come across this anyway, please I do not mean any harm or disrespect🙏🏾, this is just to enlighten people who might eventually have a change of heart to DO THE RIGHT THING moving forward.

As at May we launched this Estate and the PRELAUNCH prices was 900k per plot and 4.5m per acre, and as at late June, prices was slightly increased to 950k per plot and 5.4m per acre.

Come July, price rose to a whopping 1.8m per acre and 9m Naira per acre.
This estate has also been predicted by fact to reach N3.5m per plot and N18m per acre.
