“Before You Buy Any Land in Nigeria, Read This.”

If you don’t understand Land Titles, you are gambling. And in Nigeria, land mistakes are expensive.
Especially in hot markets like Lagos State, Ogun State and Abuja where land disputes are common.
Let me break this down clearly.
1️⃣ Certificate of Occupancy (C of O)
This is one of the strongest land titles you can have.
What it means: The state government has officially recognized the owner’s right to occupy the land for a fixed term (usually 99 years).
Why it matters:
👉🏾It reduces government acquisition risk.
👉🏾It increases resale value.
👉🏾Banks respect it.
👉🏾It makes processing building approval easier.
But here’s the truth: Not every genuine Land must already have a C of O.
Sometimes the land is under processing.
The key question is: IS IT FREE FROM ACQUISITION?
2️⃣ Excision
Now this is where many people get confused.
Most land originally belongs to government-acquired areas.
Excision means: The government has released a portion of that land back to the indigenous community.
But here’s the critical part:
Excision alone is not enough.
It must be recorded and traceable.
If it’s not documented properly, you are taking risk.
3️⃣ Gazette
This is proof that the Excision has been officially published by the government.
Think of Gazette as: “Government announcement in writing.”
If a land is:
Excision in process --- Moderate risk
Gazetted --- Safer
C of O --- Stronger security
⚠️ The Mistake Many Buyers Make
They ask: “How much per plot?”
Instead of asking: “What is the Title?”
Price should never come before security.
Cheap land with no Title can become very expensive later.
What You Should Always Ask Before Paying
Is the land under government acquisition?
What title does it carry?
Can I verify the survey?
Is there a Registered Deed of assignment?
If a seller cannot answer confidently…
Walk away.
In conclusion....
Land is not where you experiment.
It’s where you protect your future.
