Yesterday I had a long phone call with one of my prospective clients . I have closed the deal already so I sent him subscription form and FAQ. Then he sent me a message โHadol why all these hidden charges? Iโm not going to pay for all these hidden chargesโ
I thought I should discuss this topic of statutory fees with all my prospects. Please let me educate you; you see, there is nothing like hidden charges, it is called โstatutory feesโ these fees are customary when land is purchased.
๐DEED: This document shows that transfer of ownership of property or land has been made from one party to another.
๐SURVEY: This map out the portion of land paid for by an investor/client. This fee goes to the government and its price is fixed for different locations.
๐DEVELOPMENT FEE: This fee is meant for infrastructures that will be put in place in the estate for your comfort and luxury. This fee varies as well.
Statutory fees are customary not just in purchasing a land, but also in buying a new car, when you buy a new car, it cannot be fully yours in the eyes of the government until you pay custom duties, prepare your vehicle particulars, insurance and other necessary papers.
Before the advent of estate developers, after payment of land, land buyers do survey themselves, pay Omonile fees(which is always unpredictable; you hear things like, Owo foundation, decking, roofing, fencing and even owo bore hole)Haba!
The youths will still come over to ask for money from you and many other annoying requests. The sad thing is, if you donโt develop your land under 6months, this same Omonile can resell your land to another buyer and then take you to a swamp or disappear totally.
As a Real Estate Consultant, it is my duty to properly educate you on this and not just to sell properties to you.
