These few tips can help a landlord:

1. Before letting out your house or apartment do a background check on the tenant and ensure that the tenant has a reasonable cash flow to sustain payment. Preferably look for tenants who work in structured organisations.

2. Always insist on having a validly executed tenancy agreement before the tenant moves in. Under the Covenants of the tenant ensure that you have a clause that states "the tenant would move out and hand over the property to the landlord or it's representative at the expiration of the tenancy". Note that tenancy is just one year

3. Always write the tenant 6 months before tenancy expiration to inform you if he will be renewing rate or will be vacating in line the clause in 2 above. Ensure that this letter is duly acknowledged and filed

4. Send a reminder letter 3 months to expiry, acknowledge and file

5. At expiration serve the tenant to vacate property within 7 days and rely on the clause he or she agreed to at the beginning of the tenancy

6. Write the MD and copy the HR of wherever he works. The organisation will be embarrassed that a staff of their can't keep to obligations and might help you to recover rent.

7. If 6 above fails, sue the tenant to court for judgement debt backing it up with tenancy agreement, letters and your legal fees. The court will act promptly because you had simplified the work for them. They will auction the tenants property and pay you.

8. If you can't do the above steps, get a good property management firm and just pay them 10% of rent to be doing the above for you.
