HOW TO KNOW IF A LAND DOCUMENT IS FAKE OR REAL
1. Check If The Document Is Registered
Any legitimate land document in Lagos must be registered with the Land Registry. Ask the seller for proof of registration. No registration? Red flag. 🚩
2. Is The Name On The Document The Seller's Name?
The name on the title document must match the person selling the land. If it doesn't, demand a Deed of Assignment showing how ownership transferred to them.
3. Check For Inconsistencies In The Document
Look out for spelling errors, smudged stamps, mismatched fonts or blurry government seals. Original land documents are printed and stamped with precision. Anything that looks "off" deserves a closer look. 🔍
4. Be Wary Of Pressure From The Seller
A legitimate seller will never rush you to pay before verifying documents. If someone is pushing you to "pay fast before someone else takes it" — that is a manipulation tactic. Take your time. 🚩
5. Verify Directly From The Government
Take the document to the Lagos State Land Bureau or engage a licensed lawyer to confirm its authenticity. A genuine document will always have verifiable government records.
