A receipt does NOT prove the seller had authority to sell, that the title is clean, that the land is free from dispute, that the land is not under government acquisition, or that another buyer did not pay for the same plot last year.

Hidden trap: ground rent arrears travel with the land.

So do land use charge arrears and unpaid consent fees. They cross over to the new owner as a matter of law.

Before closing, insist on current receipts. No receipts = factor the debt into price or walk away. Inheriting somebody else's statutory bill is not a smart start.

Locals walk the fence line. Diaspora buyers rely on WhatsApp, a bank transfer and a scanned receipt. That is a hope system, not a legal due diligence system.

One question protects diaspora buyers: show me the layout approval from the Ministry of Physical Planning and Urban Development.

If the developer cannot produce it, they do not have it. Unapproved schemes continue to be marketed to diaspora buyers as premium estates.

Do not send money until counsel has sighted the approval.
