Lastly, Get A Mentor. There are two aspects of life that you must not go through without a mentor, i.e., marriage and money. Because these are two areas they don't teach in school, and the marriage part, you were even given a certificate before you start. Under money, is land investment. When you buy land from somebody is almost a life time marriage and the money involve is heavy. Do not invest without getting a mentor.

This is probably the most important strategies you need to take. It is always easy when you read something like this in a book or watch it on YouTube; as if you can do it on your own. But, please and please get a mentor. It is always wisdom to get somebody who has result in an enterprise to mentor you. How do you get a mentor? It is either you pay or serve. How do you pay mentors? If they have coaching program, enroll and pay for it or buy their books and read them.

If you don't have money to pay, serve them. Go and sell their properties. This is how I started too. Gtext Homes and Land has an affiliate marketing program (Worldwide Remote Workplace). Real Estate is like a game of chess! I've studied real estate and the game of chess, and there are similarities between the two. In real estate, there's room for failure and room for success, just like in chess. If you don't want to lose money and fail in real estate, you have to master the rules of the game. You need to understand the players, identify your competitors, learn their strategies, and differentiate yourself from them.

Also, in real estate, it's crucial not to hastily invest without thoroughly analyzing the property. There could be a better opportunity ahead, therefore don't rush to make a decision. If you aim to build a trans-generational cash flow of wealth, paying attention to this industry is essential. Real Estate is the world's proven source of great wealth.

Nevertheless, building wealth through real estate has been the most challenging journey of my life. I started out by making quite a number of sales, before losing an ample amount of money. Instead of growing bitter, I decided to grow bigger and with the help of God we grew bigger. One day, I calculated all my loss and discovered I had lost ₦120million in months. That was when I vowed to make it big in the Real Estate sector.

Here are three strategies I used, and you can apply them as well:

Firstly, become a marketer and earn commission if you don’t have any cash to start. Your network determines your net-worth. People are wealthy because they invest heavily in monetizing their relationships. I spent 8 years instead of 5 years in Olabisi Onabanjo University due to ASUU strike, only to graduate without a job. I printed 100 CVs with cover letters that said, “Don’t pay me salary for 6 months until I prove myself worthy”, yet I didn’t get any job.

The only reasonable opportunity I saw was selling for other real estate companies and getting commissions. Engaging in that was my winning ticket.
