Back in the year 2005, myself, agent, and my client went to a particular area in Sango ota, Ogun state, this area shares the same boundary with Lagos state

We met with the family that owned a particular expanse of landed property in this area, we negotiated for a plot of land and we eventually paid #200,000. The land was located along the major road.

2 months thereafter, we decided to go check the land, but unfortunately, another person has taken possession of the land, hence, we quickly went back to the family that owned the land.

The family members told us that they were the ones who sold the land to the new owner

That day, the family allocated another plot of land to us. Immediately we went to buy 2 trucks of sand and offloaded it on the land in order to take possession.

That was how we avoid losing the money for the land

The lesson I want you to learn from this experience is that, you must ensure you take possession of your property immediately after making payment

How do you take possession of your property?

Here are the steps I advise you to take

# Get receipt from the owner of the property after making payment

# Get a surveyor to survey the land and get it registered with the government.

# Clear the entire size of the land

# Ensure you put a fence (half or full) round the property, or
put a structure on the land, this can be a pre finished house, shop(s), or a house foundation

How To Determine A Good location For High Returns On Investment

Get your landed property in an undeveloped area which has a tendency to develop within a short period of time.

Start small and grow big later. A town today was a bush yesterday, and a bush today will definitely become a town tomorrow.

Many people would say that they don't want to buy land inside bush, but the question is do you have millions of naira
to buy property in the town?

The wisdom demands that you start your real estate investment
with what you have.

I will advise that you go buy property in a developing area that has tendency to develop within a few years, then take possession of the
property and wait for its value to appreciate.

And when the value of the property appreciate, you now begin to sell part of the property and retain the remaining plots of land for the future.

For instance, let's say you bought an acre of land for #600,000, after 5 years the property can worth 6 million naira. What you will do is that you sell 4 plots for 4 million naira and sell the remaining two plots for higher price in the future.

But there are factors you want to consider before you get this kind of appreciation

One of the basic factors you want to consider is good location.

How do you determine a good location for your real estate investing?

(1) Good Road: Ensure you buy your property in a particular area that is not too far from the major road.

I’m not saying that the road should be tarred before you acquire the property, but vehicles should be able to move freely on the road

This will enable anybody that wants to buy have easy access to the property.

The value of Property that’s closed to the road appreciate faster than the one that is too far from the road

(2)Industrialization: Establishment of factories in a certain area brings robust economic activities to the environment where the factories are located, hence more people come to this area to live and do business.

I will advise that you go buy your property in this area, because as soon as more people start coming to this area, the value of property appreciates, hence you make a huge return when you sell the property

For instance, the location of Dangote refinery in Ibeju Lekki, Lagos state makes a lot of real estate companies to come to this area to sell lands and build houses for people to live in, this actually makes a lot of people come to this area to buy properties at a higher prices

Imagine how much million you would have made if you had bought a plot, or acres of land in this area before people started coming to buy their landed properties.

Vital information and prompt action are necessary in real estate investing to acquire wealth.

(3) Electricity: This is another important factor you want to take into consideration before buying property in a certain area.

The presence of electricity in any environment improves economic activities, hence more people come to live or do business in the area, and this makes your property appreciate in value due to high demand of properties in the area.

(4) Government projects: The establishment of either Airports,Seaports or recreation centers in a particular area will definitely add value to the property in that area, hence you make more money when you sell property in this particular environment.
