In all there are many people today who sleep either other the bridge or under flyovers and they pay either daily rent or weekly rent to someone.

And misunderstanding this can cost people millions.

Let’s simplify it.

📌 **Gazette**
A Gazette shows that the government has officially released that land to a community or estate.

In simple terms:
👉 The land is no longer under government acquisition.

But here’s the important part:

A Gazette usually covers a LARGE area of land — not necessarily your individual plot.

📌 **Certificate of Occupancy (C of O)**
A C of O is a document issued by the government to a specific landowner.

It shows:

* Legal ownership
* Government recognition
* Right to occupy the land

This is stronger and more personal to the property owner.

So think of it like this:

👉 Gazette = Government release of land area
👉 C of O = Government recognition of ownership

Both are important.
But they are not the same.

When Michael finally got the apartment…

He felt relieved.

After months of searching in Lagos,
he finally found a decent 2-bedroom apartment in Lekki.

Good environment.
Clean compound.
Nice landlord.

Everything looked perfect.

The agent prepared the agreement quickly.

Michael was tired and excited.

So instead of reading everything carefully…

He simply signed.

Big mistake.

At first, everything was smooth.

Then three months later…

Problems started.

One Saturday morning,
Michael traveled for a family event.

By evening…

His phone started ringing nonstop.

Neighbors were calling him.

“Michael, where are you?”

“Your landlord came with people.”

“They are removing your things!”

Confused, Michael rushed back to Lagos immediately.

Only to discover something shocking.

His landlord had changed the locks.

Some of his belongings were already outside.

Chinedu was tired.

Three weekends.
Five inspections.
Different agents.
Different promises.

Yet… no house.

Everywhere was either:

* Too expensive
* Bad road
* Poor light
* Hidden charges

Then one evening…

He saw the perfect apartment online.

Clean.
Modern.
Affordable.

And the caption said:

“Direct brief. Serious client only.”

Immediately, he called the agent.

The agent sounded confident.

“Oga, this one is hot. But inspection fee is N15,000.”

Chinedu hesitated.

But the pictures looked real.

So he paid.

Saturday morning.

The agent took him for inspection.

The house looked beautiful.

Everything seemed perfect.

Then suddenly…

As they were leaving, another man arrived.

Peaceful compound.
Quiet street.
Everything looked normal.

Until two moving trucks arrived at the same house.

Family number 1 came with:

* Bags and luggage

Excited to move into their new apartment in Lagos.

Then suddenly…

Another family arrived.

With THEIR own moving truck.

At first, everyone thought it was a mistake.

For the SAME apartment.
