Today, I am not dancing because life has been perfect.
I am dancing because I survived what was supposed to break me.

I have cried. I have been disappointed. I have been misunderstood. I have carried things silently that I could never explain with words. There were moments I didn't know how I would make it through.

But look at me today… I'M STILL HERE! 💃🏽🔥

God kept me when I couldn't keep myself. He gave me strength when mine was gone, wisdom through the things I never asked to experience, and grace to keep moving forward.

So today, I choose joy.
I choose gratitude.

Happy Birthday to Me — I Made It

Today, I celebrate the greatest gift of all — the gift of life. ❤️

Honestly, I don't even have all the words to describe how I feel. There are so many things I have carried that my mouth cannot explain. So many battles fought quietly, so many moments that could have broken me, so many things I smiled through that nobody ever knew were happening on the inside.

But somehow, through it all, God kept me.

He gave me the strength to keep going when I didn't know how. He gave me wisdom through experiences I never asked for, knowledge through lessons I never wanted, and courage to keep standing when life gave me every reason to fall.

And today, here I am.

Still standing.
Still believing.
Still dreaming.
Still striving.
Still pushing.
Still becoming.

I am proud of myself — not because everything has been perfect, but because I refused to let the things that were supposed to break me become the end of my story.

There are versions of me that only God knows. There are tears He saw that nobody else saw. There are prayers He heard that I never said out loud. There are battles He helped me fight that nobody will ever know existed.

So today, I don't take this life for granted.

I am grateful for every breath, every lesson, every victory, every disappointment that taught me, every door that closed, every door He opened, and every moment that brought me to the woman I am today.

I am still here. And that alone is a testimony.

🚨 THE SILENT SHIFT IN NIGERIA'S REAL ESTATE MARKET HAS ALREADY STARTED. MOST PEOPLE JUST HAVEN'T NOTICED YET.

For years, almost every property conversation ended with one question:

"Where in Lagos should I buy?"

Today, that conversation is changing.

More investors are beginning to ask a different question:

"Which state should I be looking at next?"
This doesn't mean Lagos has lost its position.

Far from it.

Lagos remains Nigeria's commercial capital and one of the country's strongest real estate markets.

But investors are becoming more strategic.

Higher development costs, changing regulations, affordability concerns, and infrastructure expansion across other states are encouraging many buyers to look beyond Lagos alone.

We're seeing growing interest in corridors such as parts of Ogun State, Oyo State, and other emerging urban centres, where land remains relatively more affordable and infrastructure projects are creating new opportunities.

History teaches us something important.

Years ago, many people overlooked Lekki, Ibeju-Lekki, and Epe.

Today, those same locations have become some of Nigeria's most talked-about property markets.

The lesson isn't to abandon Lagos.

The lesson is to understand where tomorrow's opportunities may emerge while remaining grounded in proper due diligence.

For years, the Nigerian real estate market rewarded one thing:

Speed.

"Buy now before the price goes up."

But something is changing.

The smartest investors today are no longer asking,

"How much is the land?"

They're asking:

• Who owns it?
• Is the title verifiable?
• What will title perfection cost?
• What government charges apply after purchase?
• Is the location still affordable to develop five years from now?

This shift isn't happening only in Lagos.

Across global property markets, investors are becoming more selective. Higher financing costs, changing regulations, and economic uncertainty have pushed buyers to prioritize quality, documentation, and long-term value over hype.

Lagos is following the same pattern.

Recent changes to the Fair Market Value (Blue Book) framework have reminded investors that the purchase price is only one part of the investment equation. Property-related statutory costs are becoming a much bigger consideration.

The winners over the next decade won't necessarily be those who buy the most land.

They'll be those who buy the right property, in the right location, with the right documentation and a long-term strategy.

The market is maturing.

Today, depending on the location, title, and development, you should expect to budget from ₦15 million to ₦30 million and above for genuine land in strategic parts of the Ibeju-Lekki corridor.

Will these same lands still be ₦15 million to ₦30 million five years from now?

BETTER TO BE A LANDLORD IN IBEJU-LEKKI THAN A TENANT IN LEKKI PHASE 1, IKOYI OR VICTORIA ISLAND.

This may sound controversial, but think about it.

Today, it's not unusual to find luxury homes in Lekki Phase 1, Ikoyi, and Victoria Island renting for ₦30 million, ₦50 million, ₦80 million—or even over ₦100 million per year.

Now ask yourself:

Who is getting richer from that payment?
Certainly not the tenant.

The landlord earns that income year after year, while the value of the property continues to appreciate.

That's how real wealth is built.

I made a different decision.

Instead of continuing to pay millions in rent every year, I became a homeowner in Greenlite Estate, Alatunshe, Ibeju-Lekki.

Every night, I sleep with peace of mind because I'm no longer paying rent to build someone else's wealth.

The lesson isn't that everyone should live in Ikoyi or Lekki Phase 1.

The lesson is this:

Become a landlord first.

For years, I did what many Lagos residents are still doing today.

Every year, I paid millions of naira in rent just to keep an address.

From 2021 until the end of 2025, rent kept going up, while my money kept disappearing.

Then I asked myself a difficult question:

"What if the money I'm paying in rent could build my own future instead?"

That question changed everything.

Today, I live in Greenlite Estate, Alatunshe, Ibeju-Lekki.

I am no longer paying annual rent.

I'm living in my own house.

Yes, it's not Lekki Phase 1.

But every evening I sleep knowing no landlord will call me for another rent increase.

Peace of mind has a value money cannot measure.

The biggest mistake many people make is believing they must live where everyone wants to live.

Sometimes, wealth begins where everyone else is ignoring.

🚨 LAGOS JUST CHANGED THE COST OF PROPERTY OWNERSHIP. ARE YOU PREPARED?

Many people focus on the cost of buying land.

Very few pay attention to the cost of owning it.

With the implementation of Lagos State's 2026 Fair Market Value (FMV) Framework (Blue Book), the assessed value of many properties has been updated. Since several government charges are calculated based on assessed property value, this may lead to higher costs for many property owners and buyers.

This is why every investor should look beyond the purchase price.

Before buying any property, ask yourself:

✔️ What will it cost to perfect my title?
✔️ What government fees may apply?
✔️ Can I comfortably afford the long-term cost of ownership?

For those who already have the financial capacity or qualify for a mortgage, Lagos will likely remain one of Nigeria's most attractive property markets.

However, if you're still building your finances, this may be the right time to explore emerging growth corridors around Lagos while they're still relatively more affordable.

One lesson remains true:

Buying early is often less expensive than waiting for prices to rise further.

Whether you're buying in Lagos or its surrounding growth corridors, let your investment be guided by research, due diligence, and a long-term strategy—not fear or speculation.
