VOID PERIOD IN REAL ESTATE INVESTMENT

A void period in real estate is the time a rental property sits empty between tenants, resulting in zero rental income while costs like mortgage, maintenance, and council tax continue. These inevitable gaps typically last for weeks or months, severely impacting cash flow and reducing overall investment yield.

A longer vacancy period amounts to a loss of rent in a real estate investment.

Once a Valuer has professionally undertaken the valuation, and also submitted the report to the client, and it doesn't go with what the client has in mind or projected; the client will disagree with the Valuer, stating that the property is worth more than what the Valuer professionally advises.

A client would check the cost he expended to put the property up to judge.

They never knew that the cost is totally different from value.

You could spend highly on a property in a bad location.

Location is one of the factors that affect the value of a property.
