I have had several encounter with some insurance agents in the course of my carrier as an Estate Surveyor and Valuer. I've engaged them on some topical issues pertaining to insurance, and particularly property insurance.

From my desktop researches, I discovered that most insurance companies do not make VALUATION REPORT one of the compulsory requirements to be submitted to them before an insurance policy would be initiated.

Some of the versions of responses I got from the insurance agents are:
1. they don't ask for a valuation report because they adopt whatever a client gives to them verbally as the worth of the property.

2. they ask for the worth of the property to be insured from the client, and they critically take a look at if it actually worth what he said or not before they advance.

3. they do ask for valuation report from clients, but it is usually provided by the clients who can afford to engage the services of an Estate Surveyor and Valuer to determine the MARKET VALUE.

Insurance Agents general notion is that if they mandate VALUATION REPORT to be one of the requirements for PROPERTY INSURANCE, clients would not come back; so this will make them to keep losing clients.

That's why they practised as highlighted in 1, 2, 3 above & other patterns.

THE TRUTH remains that, you can't measure value with your eyes but to adopt the metrics, methodology, basis, mathematics of valuation and professional judgment.

Lack of VALUATION REPORT in INSURANCE VALUATION may result to either underinsured or overinsured of property.

Definitely, either of the parties involved would be at a loss because the SUM INSURED is one of the determinant factor to ascertain the PREMIUM PAYABLE.
