I have seen a debate online many times on why some Realtors charge INSPECTION FEES and the various arguements for and against it.
I believe Inspection fees wouldn't be necessary if we have largely informed prospects and buyers.
Have you imagine a situation where a property location has been stated, price stated, you've asked questions and the seller has answered, then you decide you want to visit the site only for you to get there and say you cannot buy because it's bush and undeveloped, after the seller has incurred scarce resources on transportation to and fro?
I believe with the right questions, site inspection should only be a necessary formality and you as the buyer should have known whether or not you want to buy a land or property but unfortunately many don't even know THE NECESSARY QUESTIONS to ask when buying a landed property.
The location, price, landmarks and your Google map should have given you a good clue on the development status of a landed property after which you should be able to decide to a large extent whether or not you're buying.
Its not fair to waste land seller's precious time and resources by going for site inspection of a land advertised for ₦2million per plot and when you get there you say it's bush or the area is not developed.
Please would you expect anyone to sell land in a developed area for you at ₦2million/plot?
Please NOTE THIS:
* Any land in Lagos that is selling between ₦5m and ₦15m/plot is in a bush somewhere or in a relatively undeveloped areas or if it's in a town then it's definitely having security or access issues like bad road or all the above.
Do NOT say you're not aware, land in Lagos currently average ₦100million/plot more or less.
* Any land in Ogun state that is selling between ₦500,000 and ₦7m is either in a bush somewhere or in a town but having access issues like bad road or has no title or all the above.
Do NOT say you're not aware, land in developed towns and cities in Ogun state average ₦40million/plot more or less.
