We have received messages on what steps should I take if I want to buy a Land? So we decide to address it here.
All you need do before paying for any land is to ask questions about the statutory fees attached to the land aside the land fees. Yes, they are other documents a land will be entitled to. Will we look at them in other subsequent posts.

What are Land Statutory Charge?
A statutory charge is a way to register an interest over a property. It is required by law/government during the transaction of a land or property.
If you are buying a land from any real estate company, there are three extra charges aside the cost of the land that you will be required to pay. They are usually stated clearly in the terms and condition of the sale that is required of you to read and sign before your application(that is why they are known for no hidden charges company because transparency is key to every sales). The following are the statutory charges you might come across if buying a land from a real estate company.

1. Deed of Assignment: It is an agreement between the seller of a land or property and a buyer showing evidence that the seller has transferred all his rights, his title, his interest and ownership of the land to the buyer.
it shows prove of ownership in favour of the buyer which gives a specific descriptions of the property.

2. Survey Plan: A document that measures the boundary of a parcel of a land to give an accurate measurement and description of the land. Every real estate companies have a surveyor that helps draw the plan and they are regulated by the office of the Surveyor general in the particular state the land is located. This is why survey fees varies from local government to local government.
PS: A buyer can go with their surveyor to the site to to take coordinates if you want to do a land search. Estate developer love keeping things organised and for record purpose, hence, you are not allow to use your surveyor during registration.

The two charges listed above are the necessary charges you pay to transfer ownership from seller to the buyer.

3. Estate Development Level: This is a charge estate developer ask of people who bought into an estate to use in providing infrastructures and amenities for the estate. Amount varies from developer to developer because the infrastructures and amenities they provide for the estate differs.

Also note that you might be required to pay for allocation fee before a portion of a land will be allocated to you.
