Many years ago, I was having a conversation with my dad when we somehow drifted into the topic of land investment.
He told me about a Yoruba friend of his who bought a piece of land over 15 years ago. At the time, even the man's wife questioned the decision. The area was bushy, undeveloped, and seemed "too far" from everything. To many people, it looked like money wasted.
Then my dad looked at me and said something I have never forgotten:
"Nne, land is one of those investments where patience always pays. Stay consistent, keep showing up, and never stop praying. Your time will come."
Years later, when I ventured into the real estate industry and began conducting property inspections across Port Harcourt and beyond, those words came flooding back.
As we drove through different communities, I noticed something remarkable. Places that were once overlooked were now buzzing with activity. New roads. Schools. Businesses. Residential estates. Commercial developments. Entire communities were transforming before my eyes.
That was when I truly understood a timeless principle:
Every thriving location you admire today was once dismissed by someone.
This is why smart investors don't wait for an area to become popular before they invest. They position themselves before the crowd arrives.
Today, cities like Port Harcourt, Asaba, Owerri, Mowe, and many other emerging locations are experiencing rapid expansion. Growth is no longer a prediction—it's visible.
So, before asking, "How much does the land cost?" ask more strategic questions:
✅ What developments are taking place in the area?
✅ What infrastructure is being built?
✅ Where could this location be in the next 5–10 years?
Real estate has never been about buying what is already expensive. It's about recognizing tomorrow's value while others are still looking at today's bushes.
Remember, the places many people ignore today often become the places everyone wishes they had invested in tomorrow.
The best time to plant a tree was years ago. The next best time is today.
