Why haven't you called me to purchase atleast a plot of land within the range of 800k and above in a good and strategic locations with verifiable landmarks for appreciation and cashflow yet?

Have I not more sense with all my piece on real estate which will benefit you?

Though I'm taking someone on a site inspection right now but I still won't be satisfied if you haven't taken advantage of the prospects in real estate and the mouth watering deals I have to offer you too.

A lot of people lose money in real estate.

Did that come to you as a shock?

Well, that's the truth. You too can lose money in real estate, if you don't do it well.

Let me shock you further.

Losing money in real estate is not only as a result of buying a fake property. You can lose more money, when you don't make the right move and at the right time too.

I have said it before, and I'll sound it louder today. That a property is cheap, doesn't make it good. That a property is also expensive, doesn't mean it's a good buy.

There's a reason Mr. A, buys a property, and starts making money almost immediately, while Mr. B, buys a property, and will have to wait for a period of time, for it to appreciate so he can make profit.

The reason is this; Mr. B wasn't thinking of usability when he bought the land. He only had capital appreciation in mind. Whereas, Mr. A thought of how he can start eating from his own property almost immediately.

The fact is, real estate like every other business, is first the peoples business. If nobody is using real estate, it will remain dormant. A dormant property can't yield cashflow.

Stop thinking average when you buy a property. Start thinking of how you can start making monthly cashflow from your property while you wait for capital appreciation.

In real estate, capital appreciation is only a bonus, if you get it right. You can even earn more than your capital investment while the property keeps appreciating over time.

There are lots of things to use a property for. This is the more reason why you don't get a broker to help you get a property. Get a broker that understands the cashflow market. A broker that can help you make money from your property.

As at March 2021, Greenland gardens estate started selling per plot, 500k in August 2021, 800k by January 2022, currently selling for 1.2m and by Oct 1st, 2022.

Greenland gardens extension started selling for 500k by September, 2021, 700k by December 2021, currently selling for 1m and will be reviewed to 1.2m by October 1st, 2022.

Greenland gardens phase2 started selling for 500k by February 2022, currently selling for 800k and will be reviewed to 1m by October 1st, 2022.

Question:
1. What does this indicate with respect to appreciation value and ROI?
2. Why the review?
