Dear friends,
'A mind needs information as a sword needs a whetstone'
It can be challenging if you are not living in your own house by the time your children gets into secondary school or at least attains the age of 10 and above. At this age, the average child can cost you conservatively N1,500 daily, minus school fees, books etc. Incidentally family feeding can be managed, if you all live together. You can comfortably live together if the apartment is a minimum of 2bedroom facility.
With the increasing cost and decreasing standard of living, it will not be fun to raise a family of 4 children as the average Nigerian middle class standard is. The public schools systems are practically non existent and the private ones are not there, by benevolence. They are mostly interested in their BottomLINE, hence there clamor for immediate school resumption even in the face of threatening Ebola crises in the nation, mostly because of their exposure to various banks. They are businesses after-all.
So what am I saying? A client (Young couple, with just one child. Working in a privately owned Marine Service firm in Port Harcourt) commissioned me to help them secure a 2bedroom apartment preferably at Odili Road or Elekahia side of the Port Harcourt city. When I got back to them that a 2bedroom apartment at Odili Road will set him back by N750,000 per annum while the huts at Elekahia called flats, will decrease their fortune by N600,000 per annum and he will pay for 2 years plus other fees like agency commission, agreement, cautious fee etc. I was also amazed at this findings. The truth is that you can't come out of these with less than N2 million, if you have taste for decent accommodation. Thank God my client is smart. He is presently molding blocks at Rumukpokwu. A land he bought for N1.5 million. Amazingly, he is still paying for the land.
My worry is not even the initial cost for these accommodations, it is the recurrent annual rents that must go up at least every two years where the land lords are reasonable. With your family growing, eating more, schooling more, and relatives demanding for more, it ain't no picnic! I need to charge you guys for this lecture! Experience is not a good teacher..... He is a terrible TEACHER!!!
My point is this, you can start investing in a piece of real estate now. Don't pay too much attention in the location. 'For we do not see by sight' the eyes is a lazy and fearful companion. Avoid his companionship when going for a battle. And which battle is greater than that of life and good livelihood.
Start paying for that bush today! Notice, I called it bush, because that is what it really is TODAY!
Peter Odili Road was not just a bush, it was a swampy bush. I met it when people were begged to pay N400,000 for a plot. Today it is going for N16 million for the same plot. Less than 10 years. I met Woji town, when it was a bush part, very lonely and fearful to walk alone both day and night. Today Woji Town is the glory of Port Harcourt town selling for N11 million a plot. Let's not go into Elelenwo, Rumukpokwu, Oyibo, etc. I know people who collect rents from their properties at Oyibo, Rumukpokwu, Eneka etc to pay for where they are living in GRA and D/Line.
So what are you waiting for? Can you guarantee your future? The story of every man is like a graph with peaks and valley. You can picnic at the peak of your life's graph, but It's no fun, if you hit the valley in a rented apartment. You can prepare against that, if you are willing to make gradual and consistent monthly payment to
