A Note on SUBSCRIPTION FORM ( THE PAPER YOU FILL BEFORE BUYING LAND)
Before a Subscriber buys Land, it is expected that you fill a Form!!
It's Called SUBSCRIPTION FORM (Not paper Wrap for shawarma)
You are expected to Read the Form , Go through the Terms and Conditions because I know there are, And Even if the company Forgets to State it ( which rarely happens) Ask Questions or Clauses that you don't understand and If possible, Refuse to Proceed if the T AND C ain't ok with You
That Subscription Form is Binding as this Protects Both The Company and The Clients
Some Clients Just See the amount of the Land , Proceed to pay.
peradventure They default, when The company Refers to the Subscription Form, they start Screaming Fowl. ( I know You think the subscription Form is for you to Fill in your Data Alone )
I Remember When we started selling Elite Casa Estate Agbara, the Subscription form States that If within 6months of purchase, you haven't developed your property, the company has the right to move you to the Back of the estate and NOTE THIS LAND IS NOT FOR LONG TERM INVESTMENT, ITS FOR IMMEDIATE DEVELOPMENT ( meaning Buy and Build) Boldly Spelt out
Most Subscribers till date Are not Ready to Build !!
We spent Millions twice clearing the estate and Putting it in a state that's befitting for Clients to live in because it's in a built up area, till date NONE HAS BUILT ON THEIR LAND AND GUESS THE TITLE - C.of .O
Some Will come 5 years later and say this Estate is a Bush, It's not Liveable, Come and Clear so we can Take Possession, forgetting that it's Also stated there that as soon as Physical Allocation is done, YOU ARE RESPONSIBLE FOR CLEARING YOUR plot. Henceforth and also forgetting that twice millions has been spent to clear the land( these are unplanned cost )
Some Clauses state the terms of payment and the penalties, i.e, that if you are to pay within a certain time, say 3 months ,the cost will be A Y C , If you are to pay within 6 months you are to pay G T C AND SO ON and there are Schemes that says if at the end of the introductory offer you were unable to pay at the Promo price, You are automatically paying the actual Cost of the land as at the Time etc
And then Some Clauses say, You don't have access into the land Until close of sales due to Proper planning, Road Network to the estate, it's a long term Scheme say 3-5 years with potentials for High Return on Investment and Until Physical Allocation is done , and Some explanations about the Goal intended to achieve in the estate and so on
Some states that if at the time you finish paying ( for those on installment payment) the Land is exhausted, you will or might be REALLOCATEd in the Next scheme
( These are just a Few of the terms and conditions)
But Most times we don't Read as Subscribers
Our Realtors don't read and because they want to sell
Our Realtors Lie and tells you since it's within Your budget regardless of where the land is, Purpose and scheme type, Project plan, They Lure you to Buy and after Which Company Takes the fall for their Negligence just because they want to Sell and earn Commission
So before you pay for that Land, ask for the subscription form, go through it and understand the Terms and Agreement before you proceed to pay so that You Don't Feel Misled as Land is immovable
