Managing property in Lagos while living in the diaspora or another state is often described as an "extreme sport." The vibrant real estate market offers incredible returns, but the challenges of dealing with a difficult tenant can quickly turn a dream investment into a logistical nightmare.

When a tenant stops paying rent, breaches an agreement, or holds over after their term has expired, the distance can make you feel powerless. However, under the Lagos State Tenancy Law 2011, your physical absence does not strip you of your rights. Here is a professional and human-centered guide on how to navigate the legal eviction process in Lagos from anywhere in the world.

1. The Golden Rule: Avoid Self-Help

The most important piece of advice for any "absentee landlord" is this: Never resort to self-help. In the heat of frustration, it is tempting to call a local handyman to change the locks, remove the roof, or cut off the electricity. In Lagos, these actions are criminal offenses. If you attempt to forcefully evict a tenant without a court order, you shift from being the "aggrieved landlord" to a "defendant" in a harassment suit.
