What is the difference between an NVM agent and a non-certified agent? 🏠

It is a question more buyers and sellers should ask.

NVM agents are members of the largest real estate association in the Netherlands. They are bound by strict quality requirements, a code of conduct and ongoing education. If something goes wrong, there is an independent complaints procedure you can turn to.
Non-certified agents are not bound by these rules. In the Netherlands, anyone can technically call themselves a real estate agent. That means the quality, knowledge and protection you get can vary enormously.

If you have ever considered living in Amsterdam, the Jordaan needs no introduction. But for those who want to know what actually makes it special right now, here is our honest guide.

For food, Toscanini on the Lindengracht remains an institution. House-made pasta, regional wines and a wait list that tells you everything. Balthazar's Keuken on the Elandsgracht does a weekly changing three-course set menu that is consistently one of the best value meals in the city. For a quick lunch, Effendy serves what many consider the best lahmacun in Amsterdam, with a line outside to prove it.

For drinks, Café 't Smalle is the classic, with wooden panelling and a canal-side terrace that fills up the moment the sun appears. Café 't Papeneiland, built in 1642, is the kind of brown café that reminds you why Amsterdam is Amsterdam. Bar Oldenhof is the spot if you want a proper cocktail in a sophisticated setting.
For art, Galerie Ron Mandos and Galerie Fons Welters are both worth poking your head into. And if you are into photography, Hazenstraat has several galleries worth an afternoon.

For shopping, De Weldaad for antiques and interiors, Terre Lente for Italian delicacies and Saint-Jean for plant-based baked goods that locals queue for every morning.

Buying a home in Amsterdam? Don't forget these additional costs. 🏠

The purchase price is just the starting point. Here is what you also need to budget for:

Transfer tax. For most buyers this is 2% of the purchase price. Are you a first-time buyer between 18 and 35 and is the purchase price below €555.000? Then you pay nothing.
Notary costs. You need a notary for the deed of transfer and the mortgage deed. Expect to pay between €1.500 and €2.500 depending on the notary.

Mortgage advice. A mortgage advisor guides you through the entire process. Costs are typically between €2.000 and €3.500.
Structural survey. Not mandatory but strongly recommended. Usually around €300 to €500 and can save you from nasty surprises.

Buying agent. A buying agent negotiates on your behalf and guides you through the process. Costs vary but are often earned back through a better deal.
As a rule of thumb, budget around 4 to 6% of the purchase price on top for additional costs.
