After 8 years in the Netherlands, the goal was simple.
Not just buying a property.

No deadlines. No pressure. No need to force a deal just to become a homeowner.

I get this question all the time.

“What should I actually look at on Funda?”

Even though I personally shortlist properties for many clients, I still think buyers should understand how to analyse listings properly themselves.

The mistake most people make?
They focus only on pictures.

What really matters are the details behind the property.

Things like:

ownership situation
VvE and reserve fund
energy label
acceptance date
listing status
how long the property has been online

And yes, filters matter a lot too. Especially price range, recent listings and energy efficiency.

A good property search is not just scrolling. It’s knowing where the risks and opportunities are hidden.

International demand, limited supply, still the benchmark for pricing nationwide.

2. Rotterdam: €4,500 – €6,500
Strong growth story, more development room, popular with younger buyers.

3. The Hague: €4,000 – €6,000
Stable, policy-driven demand, lots of renters transitioning to ownership.

4. Utrecht: €5,500 – €7,500
Probably the most supply-constrained major city right now.

5. Haarlem: €5,000 – €7,000
Classic spillover market from Amsterdam.

6. Almere: €3,500 – €4,800
Population growth engine, still relatively affordable for families.

7. Eindhoven: €3,800 – €5,200
Tech-driven demand thanks to Brainport.

8. Tilburg: €3,200 – €4,400
Logistics, education, and steady in-migration.

9. Breda: €3,500 – €4,800
Strong lifestyle appeal between Randstad and Belgium.

10. Arnhem: €3,300 – €4,600
Popular among buyers priced out of Utrecht.

The Netherlands is introducing a plan to slow down one of the biggest real estate trends 👇

The new Housing Minister,
just introduced a plan to slow down one of the biggest trends we’ve been seeing so far,
1000 of landlords selling off rental properties!

This trend was expected…

however over the past year, tighter regulation (especially through the Affordable Rent Act) pushed many investors out of the mid-market rental segment...
probably TOO MANY OF THEM considered the demands for rental properties!

Now, the government is trying to reverse part of that,
introducing few new things from (from 2027):
1. More flexibility on temporary contracts, especially for students
2. Extension of the 10% rent uplift on new builds
3. Adjustments to the points system (WOZ value, outdoor space, monument status will matter more)

In addition there’s a strong push on supply like:
>faster permits
>€156M allocated to municipalities

Now, ALL this really sounds like a step forward...but on the contrary the reality is still:
>79% of landlords still say it’s not enough
>14% are still planning to sell
>ONLY 6% are considering renting again

Is this a real shift… or just a small correction after going too far, cause if supply doesn’t come back into the rental market, prices won’t slow down?

One document many buyers completely overlook in the Netherlands? The MJOP.

It’s the long-term maintenance plan of the building and it gives you visibility on future works like roofs, facades, windows and major structural repairs.

Why does this matter?
Because it tells you whether the VvE is financially and technically prepared… or if expensive surprises could arrive later.

An updated MJOP usually means planning and structure.
No plan, or an outdated one, can become a serious warning sign.
When buying an apartment in the NL, the property itself is only part of the story. The building behind it matters just as much.

I coming back often to this topic,
as lots of internationals are done with renting and ready to start building real equity!

From a legal point of view, there’s no restriction stopping non-EU citizens from buying property here...
You don’t need to be Dutch,
U don’t need to be European.

However the tricky part isn’t the law..it’s the MORTGAGE!

So, if you’re buying fully in cash, you’re FREE to go ahead without any extra steps!
If you want to use a mortgage be prepared to answer these questions:

>What’s your residency status?
>What type of visa do you hold?
>Do you have a stable employment contract?
>What are your long-term plans in the Netherlands?

Now, the good things is that if you have a steady job and the legal right to live and work here, getting a mortgage is absolutely possible and more common than we might think...

Differently is really getting harder... you may need a significantly larger cash contribution to make it work or EU partner to link up with!

Recently I had the opportunity to speak with lot of internationals,
from different cities here in the NL and,
one of the questions was:

What is thesupply available now?
Great question!

So, doing bit of research and analysing different platforms - we divided the market in 3 price range blocks 👇

However, something very interesting has been confirmed,
that the first & second block is where the opportunities happen the most right now!

Lastly, YES Amsterdam as always sounds bit more pricy than the rest but even there, many things happen in the first and second block!
