Do you know the new rules regarding insulation...

Ceiling and underfloor insulation will be compulsory in all rental homes from 1 July 2019.From 1 July 2019, ceiling and underfloor insulation will be compulsory in all rental homes where it is reasonably practicable to install. It must comply with the regulations and be safely installed.

A landlord who fails to comply with the regulations will be committing an unlawful act and may be liable for a penalty of up to $4,000.

Landlords may be eligible for help from their local council. A number of councils allow homeowners to add the cost of insulation to their rates and pay it back over about nine years.

Smoke Alarms in rental properties.

Working smoke alarms or detectors are compulsory in all rental homes. New smoke alarms must be photoelectric and have a long battery life, or be hard-wired.

Smoke Alarms must be installed:
Within 3 meters of each bedroom door or in every room where a person sleeps.
In each level or story of a multi story or level home.
In all rental homes, boarding houses, rental caravans and self contained sleep outs.

All new smoke alarms must:
Be photoelectric.
Have a battery life of at least 8 years or be hard wired.
Installed according to the manufacturers instructions.
Meet international standards.

Existing smoke alarms do not need to be replaced if they are working and have not passed the manufacturers expiry date.
Landlords and tenants are responsible for maintaining smoke alarms.

Landlords must ensure smoke alarms:
Are in working order
Are working at the start of each new tenancy.

Tenants must:
Not damage, remove or disconnect a smoke alarm.
Replace dead batteries during the tenancy if there are older style smoke alarms with replaceable batteries.
Let the landlord know if there are any problems with the smoke alarms as soon as possible.

Landlords have the right to enter a rental home to comply with smoke alarm requirements after 24 hours notice between 8am and 7pm.
Landlords AND tenants could be fined up to $4000 for not meeting their obligations. Tenants concerned about smoke alarms should talk to their landlord first.

A few tips to remove ash from the fire safely and using the correct disposal methods.

- If possible wait 24 hours before removing ash to allow time for them to cool.
- Place the ash bucket under the the fire opening with the door open so any dropped ash will fall into the bucket.
- Using the ash shovel scoop out the ashes ( If there are any live coals push these to the back or side. Do not remove live coals leave them in the fire with a thin layer of ash to make it easier to restart the fire.
- Once you removed a sufficient amount of ash, place the ash bucket outside.
- Store the bucket in a cool, well ventilated outside area away from combustible materials such as newspapers, cardboard, rags etc.
DO NOT PLACE NEAR GARAGES, SHEDS, DRIED LEAVES OR WOOD.
- The ashes should be placed in a location where it can not be knocked over by animals or winds etc.
- Once taken outside pour some water in the bucket, watch out for smoldering ashes or live embers.
- Allow ash bucket to sit for at least 3 days before disposing of the ashes.

Wood fire ash can be recycled for numerous things why not give some of these a go....

As a tenant are you wanting to add things to your rental property??.. Double check before going a head-

Tenants cannot affix anything to the property, or renovate or make alterations or additions to the property, unless the landlord agrees. That is, the changes must agree with what’s in the tenancy agreement, or the landlord must give written consent first.
Before the tenancy ends, the tenant can remove any of their fixtures, unless this would cause irreparable damage to the premises or the agreement from the landlord was conditional upon it remaining and becoming the property of the landlord at the end of the tenancy. Fixtures are things that are fixed in position (such as garden sheds, spa pools, heat pumps, security alarms or lights, clothes lines and panel heaters).
Any fixture put up by a tenant and not removed at the end of a tenancy becomes the property of the landlord. But this doesn’t apply if a different agreement exists, or the landlord has led the tenant to believe that the tenant can remove the fixtures after the tenancy ends.
If the tenant causes damage when removing the fixtures, the tenant should tell the landlord. The landlord should then tell the tenant whether they want them to repair the damage, or negotiate compensation.

A few tips for keeping the home fresh, warm and mould free….

Dry your clothes outside each day and for as long as possible, this prevents germs and smells from lingering on the clothes and prevents adding moisture into the air inside.

Open windows when showering or cooking to reduce the steam and moisture. Another good way to do this is to use lids on pots as this reduces the amount of steam escaping.

If you have to use a dryer make sure that the clothes are spun properly before putting them in and check that the dryer is vented outside.

Use draught snakes at the bottom of your door or windows to prevent warm air escaping (There are cool creative ideas to make your own)

Open windows and curtains on sunny days to let air flow through the house and the sun to let in warmth.. Close the curtains when the sun is going down to trap in the heat generated throughout the day.
