FolksEiendom Utvikling AS and her partner are excited on sharing their next project in Fjellhammar. We continue to expend our footprint and surely repeating our success story from five years ago in the area.

We plan to use our fantasy and creativity in exploring the 1.400m2 land size and existing 193m2 house.

Despite the challenging market the housing industry is going through, we see some recovery signs. About 9% increase in property price in the first half year 2024, falling inflation and prices. real salary increased, population increase and falling number of new builds.

We thank our partners, the banking system and all those that have played a role for us to secure this project.

Yesterday, FolksEiendom Utvikling attended Geopolitical and Economic outlook organised by DNB at their headquarters in Bjørvika, Oslo.

Professor Janne Haaland Matlary - University of Oslo gave an incredible talk on Geopolitical Risk with Europe/Norway in focus.
Takeaways;
- Currently, the world has two blosks. Block 1: China, Russia, Iran, North Korea, India & South Afric) and Block 2: USA, Europe, Australia, Japan and South Korea.
- USA is slowly losing grip as world police
- Possible escalation of China/Taiwan conflict
- Russia ‘containment’, China as a JOKER and ‘Money Talks’
- Norway to hold itself to EU framework and MUST enter the EU, there’s safety in numbers.

Chief Economist, DNB Market - Kjersti Haugland drilled deep into economic outlook.
Main Takeaway
- Trump inflation risk due to high tariff, protectionism, expansionary fiscal policies and threat to central bank independence.
- Household income, consumption and savings
- Weak NOK create challenges in fighting inflation

Last week FolksEiendom Utvikling AS attended Real Estate Market Outlook 2024 organized by Selvaag Bolig and Norges Eiendomsmeglerforbund.
The hall was filled with engaged industry leaders and investors.
Highlights worth mentioning;
- Potential shortage of rental properties in big cities as investors exit market due to increased property tax, interest rates, other cost +++
- Soon falling trend interest rate trend
- Discomfort cocktail - population increase, fall in newbuild, fall in interest rate and inflation, increase in salary might lead to exploding house prices.
- Research shows that kids with wealthy parents have 35% higher chances of being wealthy. Property market entry contribute to about 15%

FolksEiendom Utvikling AS want to use this opportunity in congratulating Abakken AS for receiving a building permit from Eidsvoll Kommune 14/03/2024. This marks the 3rd permit we have received in ‘Romerike’, increaseing our footprint and experience in the region.

Hopefully, rough seas of 2023 characterised by high interest rates, inflation and price increas is stabilizing, turning into optimism in the market. Most scary thing is the future increase in house prices because of population increase and we are not building enough houses.

We wouldn’t have been able to achieve this without patience, resilience, passion for what we do, mutual dialog and our partners , , , , , , , to name a few.
