Grant Lynch and Barry Thom, owners of UP Real Estate, have concluded a transaction with Bayley Corporation Limited, the investment company operated by the Bayley family. This investment company will be the new shareholder of UP Real Estate.

John and Mike Bayley approached us expressing a desire to invest in our business because of our excellent brand positioning, the strength of our team, and the untapped potential for growth.
UP Real Estate will not be rebranded. On the contrary, we expect to enhance our position in the marketplace by way of pushing forward in the areas of technology, enhanced digital marketing options, and access to international purchasers through established off shore channels.

In much the same way as an English Premier League Soccer team may have a new owner, the players and management remain. Such is the case here.

On a day-to-day basis nothing will change. Barry Thom and Grant Lynch are committed to UP Real Estate and are not going anywhere.

This change will assist us to broaden our support base and provide us with access to capital and governance support, along with the oversight of a strategic, financial and legal team that secures the future.

We are very much looking forward to this next chapter in the evolution of UP Real Estate.

The lead up to Christmas is always an exciting time in the residential property market and this year feels no different.

Of interest, in an industry that is reporting dramatically falling sales numbers, in the seven months of the current financial year we have sold exactly the same number of homes as in the same period last year.

A changing market requires different marketing strategies and lots more effort than a market that is constantly on the rise.

Our experienced management, along with our professional team using our ‘by design’ methods are defying current market statistics.

The moral of the story – if you do what you’ve always done, right now you may NOT get what you’ve always got. In short, we are not allowing current property headlines to drive our expectations.

Time for action

Can you believe there is just 8 effective selling weeks this side of Christmas?! If you’re looking to get sold by then, we should be talking now.

In spite of much negative talk around the property market, availability of homes for sale in the areas we serve is relatively tight. Probably because home owners have convinced themselves it’s a bad time to sell. These next few weeks always favour those who beat the spring rush. For us here at UP, our number of sales in September was up 55% on the same month last year.

It's beginning to look a lot like Christmas!

Next week the runway to the Christmas landing is firmly in sight with our last group of auctions going under the hammer.

In many cases buyers have certainly been spoilt for choice resulting in conversation developing around a change in market sentiment https://www.interest.co.nz/property/113677/buyers-market-and-bargain-house-prices-could-be-cards-2022-says-corelogic some suggesting a buyers’ market is on the horizon. As they say, talk is cheap in our industry, our advice is to make sure you buy and sell in the same market, particularly in Auckland’s preferred suburbs. From where we sit, albeit interest rates are on the rise, we see little evidence of prices flattening – in fact right now they continue to firm. In short, watch out for ‘expert’ commentary. It has not proven reliable in recent years.

With schools about to close for the year, around 14 shopping days till Christmas and the Auckland border opening in six days, we are already sensing many with their noses firmly in the direction of the bach, boat or somewhere out of Auckland.
