The median price in the City of Sails saw
an annual decrease of 15.2% in February to
$1,009,000.
“Due to Cyclone Gabrielle, market activity was subdued
throughout February. Open home attendance was light, and
sales counts saw an annual decrease of 41.4%.
“Many buyer groups are still finding it difficult to secure
finance, and rising interest rates remain a real concern.
Vendors have more realistic expectations of price and
Auckland agents say people are aware of the current market
conditions which are seeing potential sellers pause. We can
see this reflected in our February numbers with a 36.9%
decrease in listings year-on-year for Auckland.”

January is traditionally a slower month as sellers and buyers are on holiday. This month is no exception, although intensified in Auckland by relatively poor weather, with the least number of sales since records began (excluding April 2020 during the country’s lockdown) at 943 sales. The rest of the country has also seen a record low for the month with less than 3,000 sales (2,759) nationally.”

High interest rates, the ability to secure finance, commentary around a looming recession and this being election year can be added to factors for slow decision making from buyers. As a result, properties are spending longer on the market with 53 being the median days to sell for January 2023, 16 days longer compared to January 2022.”

As was expected, because of various different factors we have the numbers which are not very appealing but regardless what the numbers say we should know that market is market we can't change it, but what we can change is out approach towards it.

“Tāmaki Makaurau’s median price decreased by 18.0% annually to $1,050,000 in December 2022. Whilst owner occupiers were the most active buyer group in Rodney, both owner occupiers and first home buyers were evident in the South and West Auckland markets.
“Open home attendance was subdued throughout the city as people put their buying and selling plans on hold over the Christmas period, in conjunction with poor weather.
“Sales counts continue to ease — down 45.1% compared to December last year. However, December 2021 saw Auckland coming out of an extended period of COVID-19 restrictions which led to an influx of market activity during a typically quieter month.
