Quick Key survey results on the property market:-

Open homes (July):- Net 41% agents seeing more numbers at open homes compared with net 3% in May.

Auctions (July):- Net 18% of agents seeing more people at auction rooms as opposed to -18% in May

Prices falling(July):- Net 7% agents saying prices are still falling as opposed to net 58% in May

New Zealand's residential construction industry is in trouble as building consent for new dwellings dropped 21.2% in Q1 2023 compared to last year.

This suggests a major downturn in building activity as new projects are completed, while high inflationary pressures continue to impact building costs. Despite this, the average size of new dwellings has remained steady, while the average estimated build cost per sqm has increased by 14.7% to $3091, the first time it has ever exceeded $3000 per sqm.

Sales activity was slow through August β€” sales across New Zealand were down 18.3% compared to August last year. However, there was significant variation across the regions, largely due to comparison with August 2021 which was affected by a nationwide level four lockdown. β€œWhile affordability and access to finance remain an issue for many, these factors are compounded by rises in mortgage rates, recession fears and high inflation which are also curtailing activity. Vendors are increasingly realistic with their asking prices, however, demand remains dampened due to mortgage rates and continued affordability concerns. Those with the greatest annual percentage decrease were:

β€’ Auckland, which decreased 38.9% annually from 2,418 to 1,477

β€’ Marlborough, which decreased 30.0% annually from 60 to 42

β€’ Waikato, which decreased 18.1% annually from 568 to 465

β€’ West Coast, which decreased 15.0% annually from 40 to 34.

β€œAgents across the country are reporting that whilst owner occupiers continue to dominate the market, first home buyers are returning indicating there is a pool of interested buyers there,” Baird says.
