A Better Bathroom

Scrub until it’s spotless
Clean the windows and install high-wattage bulbs to make it light and bright
Add another mirror to amplify the sense of space
Stage with a brand-new set of towels, storing these away after each open home to keep them looking nice and new for the duration of your campaign.

Learn the terms: Chattels and Fixtures

Chattels are moveable (and removable) items in or on a property. Unless certain chattels are specified in the sale (i.e. stove, blinds, etc) they will not be included.

Fixtures, on the other hand, are items which cannot be removed without damaging the property (i.e. cupboards).

If you own rentals, you’ve probably come across the term ‘fair wear and tear’. This basically means the deterioration of an item due to its age. Essentially, you can’t hold the tenant responsible for deterioration which occurs over time simply as a result of ‘normal’ use. Of course, it’s a different story altogether if damage occurs which was avoidable or due to the tenant’s actions (or lack thereof).
