Who owns what?

If you’re about to buy an apartment, it’s worth asking how many of the units in the building are owned by landlords and how many are owner-occupied. Landlords are more likely to want to keep maintenance costs lower, while owner-occupiers may be more interested in investing in the upkeep of the building.

Valuations v Appraisals

If you’re thinking about selling your home, you’ve probably considered getting an online valuation. Or a market appraisal. But what’s the difference?

Online valuations draw on an array of publicly-available data to give you an estimate of your home’s potential value. They’re quick, easy and a great place to start – but beware, these equations won’t take into account the special little nuances of your home.

Market appraisals are provided by your real estate agent. They’ll use their expert knowledge of the local area, and factor in all the features and benefits of your home (including any improvements you’ve made) to give you a price range they expect your home to sell within.

More often than not, these are far more accurate than online valuations.

A Smarter Way

At the junction of smart technology and sustainability are many gadgets that help to reduce your energy use, cutting both costs and your footprint. A smart plug, for example, allows you to turn appliances on and off remotely so they are in use only when necessary, A smart meter, something already installed in many homes around New Zealand, offers homeowners insight into their electricity usage to inform their habits. Smart lights can be dimmed and turned off remotely if you forget to do this before you leave.
