Property Update:
Yes, it’s possible to get sold in this Covid environment. In level 4 we can still appraise your home, send you a marketing proposal, create a listing and get you compliant, as we must do, under the AML legislation. All documentation can be signed digitally using Docusign.

For buyers who have viewed a property and done their due diligence, we can facilitate a transaction from a distance using digital agreements and digital signing. It works, and it’s happening ‘as we speak’.

What we can’t do is professional photography and a walk-through tour. If you’re ready and willing and have a desire to have your home seen as available for sale we can work with your photos and our in-house graphics team to get you up in lights. Why not? The viewing numbers around property portals and social media are up, demand is there, as proven by the great results we are achieving by Zoom auction.

While we can’t facilitate any physical viewings in level 4 – we can still get all the paper work done and line up buyers for when we can. In short, we have the capability to make sure you spring out of lockdown.

Property Update:
Level 4 felt like it came out of the blue, and with it a sense of déjà vu. Level 4 has necessitated some creative thinking in order to help those vendors whose auction date arrives in the coming days. Given the restraints of level 4 we are using the Zoom call approach in order to get a result for those auction programmes that have buyers ready and waiting. For many other homeowners however, it won’t be until we move to level 3 that we can once again provide the UP ‘real estate by design’ services required to make a great sale. Be assured however our whole team is still very much at work and ‘on call’ to discuss your situation and even give you an ‘indicative’ appraisal of your home’s value. Those of our homeowners currently for sale are receiving increased activity as browsers let their fingers do the walking using our walk-through tours.

It would seem Covid has arrested the OCR rate rise, at least for now. It will be interesting to see if the market responds with the same euphoria it did after the last lockdown.

In the meantime, stay home and stay safe.

Property Update: Locked up but not locked out of the real estate market - such has been our experience with several buyers making offers and/or purchasing at auction from their MIQ facility. Our digital walk-through tour technology is proving to be worth its weight in gold for buyers shopping from a distance. This week’s Alberta St auction is a classic example with the buyer bidding and buying without a physical inspection. We have had similar experiences with ex-pat kiwis, who are returning, purchasing from offshore using our digital walk-through tour technology. We provide this significant added value experience and a detailed floorplan at no cost to the home owners who list with us. Add our in-house design team, photographer, signage and social media support and you have a selling solution second to none. Property Update: Well here we are, riding Olympic euphoria and on the verge of springtime, the traditional time when homeowners make the most of spring growth in their garden and put their house on the market.

The first step for those looking to sell is to get an appraisal from a local agent. We note the trend of appraising your home, sight unseen, by a text from a distance. Not good enough! We are more than happy to take the time to view your home and provide you with a detailed analysis of your home’s market appeal, likely selling range and take you through the steps to making a great sale.

No, we don’t think the market is cooling. July was another boomer in a couple of areas, the most interesting being our monthly average selling price, which now hovers between $2.6m and $3m, moving from +/- $2m at the start of the year. No mystery really, given the unrelenting demand and dwindling supply over the winter months. Our observation is that, like most other years, those homeowners that beat the spring rush get lots of attention and do very well.

We note some moves around debt-to-income ratio and talk of higher interest rates. Just as the change to the Brightline Test and taxation on investment property seems to have had little effect, we don’t see the moves around debt-to-income ratio having much impact either, although aggressive interest rate hikes may. The offset to both will be demand as the borders open up, and immigration returns from last year’s just 7,000 odd to more normal levels i.e. 50,000 plus.

In short, if you’re waiting for a downturn and resultant softening in values, you may be disappointed.
