Rental Market Update 📈

The rental market has eased slightly — but the bigger story is how tenants are making decisions in today’s market.

After several record-setting months, renter activity across Auckland softened in April, although enquiry levels still remained more than 25% higher than the same time last year, according to Barfoot & Thompson data.

What stands out is that despite strong engagement, rents remain largely unchanged, with Auckland’s average weekly rent sitting at $696.29 — virtually flat month-on-month.

This tells us the market is currently being driven less by urgency and more by value and affordability.

Tenants are still active, but they’re becoming increasingly deliberate. They’re comparing options carefully and responding strongest to homes that are priced realistically from day one.

In fact, more than 70% of properties rented in April secured tenants at their initial advertised price — the highest level in two years.

For landlords, the message is clear:

👉 The market is rewarding alignment, not overpricing.

Properties that meet tenant expectations on pricing and value are leasing faster and generating stronger engagement, even as overall demand begins to normalise.

In today’s environment, understanding tenant behaviour is just as important as understanding the market itself.
