Most builders chase work. The best ones get sent it. 🏗️

One builder gets 80–90% of their work through architect referrals, built on years of relationships, not sales pitches.

Have you ever had a bathroom leak? Then you know why this step is non-negotiable.

Flood testing means filling the shower base with water for 24–48 hours to guarantee the membrane is 100% sealed. It might add a couple of days to the schedule, but it guarantees a lifetime of peace of mind.

Drop PROOF in the comments if you’d want this test done on your home build!

50k for drone footage and project management!

Sounds steep.

But the headline doesn't tells the full story.

Fly a few blokes in.
Consultants charging a fortune and sipping on fu***ng bubbles.
Outsource the management.
Travel. Accommodation. Expenses.

Next minute, the number’s blown right out.

But surely the bigger question is…

Why aren’t we using local crews and local subbies instead of burning money on travel and third-party markups?

If a $50k bill like this landed on your desk, what are you crossing out first?

Tell us what you think in the comments.

If your first reno take-off matches the final number, you’ve done bloody well.

This one moved 10% once all the detail came through.

That’s renos though.

Early on, there’s always stuff you just don’t know yet. Joinery isn’t sorted. No idea what the structure’s doing. Site costs get missed. Even basic stuff like the site toilet.

Then the detail lands and the number moves.

Here's how to price the reality of renovations without eating the difference. Watch the full clip: https://www.youtube.com/watch?v=9rBh1RNb0h4

The little variations are the ones that kill your margin.
- Stud’s out. Needs packing.
- Door frame needs dropping out before the subbies get in.
- Quick run to the merchant.
- Couple of hours fixing something that wasn’t meant to be your problem.

Nothing major. Just little bits here and there.

But stack them up over a 9-month build and they’ll chew through your margin pretty bloody quick.

That’s why we allow for the real site stuff in P&Gs/Prelims.

If you haven’t allowed for it, you’re wearing it. And all those little bits add up.

Don’t just price the plans. Price the real world.

Dreams are free, funding isn't!

On this job, more than $1m of their own money went in before the first bank drawdown.

It’s interesting to hear the story that goes into getting this job done.

Small space doesn’t always mean small job.

This bathroom took around 60% of the total project time.

New floor, falls, floor waste, detailed plastering and a skylight - all packed into one room.

Size isn't everything…

Cheaper upfront doesn’t always mean cheaper overall.

On this job, pre-nailed frames cost around $15K more, but the saving was in labour and getting the roof on quicker.

Sometimes spending more upfront saves you money further down the job.

On this job, planning, consultants, engineering and design changes had already hit around $120–130K.

A proper construction budget needs to cover more than just materials and labour.

Not everything from demolition needs to go in the bin.

On this job, around $3K hired a crusher for the week and turned 50–60 tonnes of concrete into backfill for the retaining walls.

Less waste, less material to bring in.

Sometimes the savings are already sitting on site.
