Grant Lynch and Barry Thom, owners of UP Real Estate, have concluded a transaction with Bayley Corporation Limited, the investment company operated by the Bayley family. This investment company will be the new shareholder of UP Real Estate.

John and Mike Bayley approached us expressing a desire to invest in our business because of our excellent brand positioning, the strength of our team, and the untapped potential for growth.
UP Real Estate will not be rebranded. On the contrary, we expect to enhance our position in the marketplace by way of pushing forward in the areas of technology, enhanced digital marketing options, and access to international purchasers through established off shore channels.

In much the same way as an English Premier League Soccer team may have a new owner, the players and management remain. Such is the case here.

On a day-to-day basis nothing will change. Barry Thom and Grant Lynch are committed to UP Real Estate and are not going anywhere.

This change will assist us to broaden our support base and provide us with access to capital and governance support, along with the oversight of a strategic, financial and legal team that secures the future.

We are very much looking forward to this next chapter in the evolution of UP Real Estate.

The last 5 days produced the highest number of new listings to go live here at UP for many months. There’s no doubt as we head towards summer and the end of the year, the listing season is very much back on track.

Over time we have built our own in-house marketing team. This allows us to provide customised, just in time, solutions for our vendors. We call it real estate by design. This approach provides genuine ‘added value’ to our clients. Because you don’t get a second chance at a first impression, the ‘face’ your home presents to the market place is everything.

Happy Easter! As we go into the weekend we sense the change of season on us.
On the downside daylight savings is over, and the OCR has increased to 1.5%, but on the upside, on the back of falling hospitalisations is a shift to orange traffic light settings and an opening up of the borders.
We sense a ‘normalising’ of activity in the residential market, with it equilibrium between buyers demand and listing number becoming more even as we approach winter.
The start of the year saw a tsunami of listings hit the market, we expect with the onset of winter that the number of listings will shrink as is the seasonal trend.
It will be interesting to see what impact this has on house prices. Too much to think about? Take a break, have a relaxed safe Easter and come back refreshed.

It's beginning to look a lot like Christmas!

Next week the runway to the Christmas landing is firmly in sight with our last group of auctions going under the hammer.

In many cases buyers have certainly been spoilt for choice resulting in conversation developing around a change in market sentiment https://www.interest.co.nz/property/113677/buyers-market-and-bargain-house-prices-could-be-cards-2022-says-corelogic some suggesting a buyers’ market is on the horizon. As they say, talk is cheap in our industry, our advice is to make sure you buy and sell in the same market, particularly in Auckland’s preferred suburbs. From where we sit, albeit interest rates are on the rise, we see little evidence of prices flattening – in fact right now they continue to firm. In short, watch out for ‘expert’ commentary. It has not proven reliable in recent years.

With schools about to close for the year, around 14 shopping days till Christmas and the Auckland border opening in six days, we are already sensing many with their noses firmly in the direction of the bach, boat or somewhere out of Auckland.

INDUSTRY UPDATE: This is the first weekend in months you can have a night out in town and we can offer our vendors an open home. Under level 3 all inspections have been by appointment. Going forward subject to the vendor's requirements and Covid-19 Protection Framework we can get our flags up.

Regardless of alert levels or Protection Framework traffic light colours, we are busy. Our sales rate at auction has picked up significantly in the last two weeks, values are firm. Given the proximity to Christmas, in many cases we are turning our attention to new year listings. However, believe it or not, it’s not too late to get sold before Santa comes.
