We think it is brilliant Tourism New Zealand is shifting its focus on rejuvenating off - peak season Tourism for NZ.

This will help Auckland in particular, rebuild and grow our now tired attractions and facilitates. Covid wiped many out and has left key attractions and museums etc looking sad, rundown and uninviting. Even Aucklanders aren’t supporting them, going overseas rather than staying local!

Attractions, Museums and Galleries are first and foremost for the local community and having Tourist help inject funds into these and the businesses (including the local cottage industry) makes very good sense. This injection of funds and ‘bums on seats’ will make it financially possible to drive the upgrading of community facilities and infrastructures; extending our world class ski fields, better walking and biking tracks, more Arts and following the lead in other countries who have bigger local pockets, the ability to invent new Kiwi unique ventures.

Assumptions, fairness and expectations – knowledge is key…

These three little words are interlinked and powerful. Wrap them in the K-word and you form the basis for good business. Failure in any of them and you have issues.

As property managers, we are constantly trying to second guess what a guest’s expectations are. Not easy considering we have no idea of their emotional state when they arrive nor what previous experiences they have had. Maybe a great stay in a small town where they were treated to fresh flowers, home-made bread and open fire going and they are hoping for this in their Auckland CBD apartment!

Our job is to make sure the listing description and photos reflect the right tone and correct details so the guest is prepared as to what to expect. It is important to never assume they have the same level of knowledge as we have. When I went to Canada the washing machine dials and liquid placements were completely different to those in NZ. Even in England a washer-dryer completely stumped me. Check-in messaging and house guides with appliance instructions need to be very clear. Pillo uses ‘how to images’ step-by-step details to help.

I say to my staff “Walk in the shoes of a guest who has just arrived tired from a 24-hour flight. It’s 10 pm, Friday night and raining and English isn’t their first language.”

Why offer Short Stay / Short Term and Fixed Term Accommodation?
And why use Pillo to help!

Pillo manages both Airbnb (Short Stay/Short Term) and Fixed Term contracts and we believe the optimum return over a year is often a combination of offering both Airbnb and Fixed Term accommodation.

Although legislation refers to ‘holiday accommodation’ as being ‘Short Stay’ accommodation and is for stays less than 28 days, in the market it is typically referred to as ‘Airbnb’ or ‘Short term’ accommodation. Length of stay is anywhere from one day to a month.

To confuse things the term ‘Short term’ in legislation refers to a specific length tenancy and depending on the length of the tenancy can be caught within the Act’s requirements. We refer to this type of accommodation as ‘Fixed Term’ and can cover from one to twelve months.

Airbnb (Short Stay/Short Term) accommodation is about having a guest to stay. Typically seasonal, nightly rates move depending on demand which allows you to capitalise on events, seasons and public holidays. Business travellers especially during the working week, help retain a consistent level of occupancy & nightly rates throughout the year plus provide a steady growth of repeat business.

Rental accommodation (Fixed Term) is about someone living in the accommodation. There are fixed term contracts & long term periodic. Rental is consistent per week & there are certain compliance requirements depending on the length of the term this type of accommodation, under the Tenancy Act.
