SPRING IS HERE and that normally means we'll start seeing a huge lift in new properties potentially hitting the market.
But not every week is a good week to come onto the market, so what is the best time to give yourself a chance at getting that premium price?
I've put together this very quick guide to cover off when to list, and when to avoid, for the rest of 2024:
The attached calendar divides the days left in the year into Green, Orange and Red, with Green dictating the best weeks to list, Orange the ok weeks and Red of course the weeks we do not recommend you list your property.
The reasons for this are as follows:
Sept 15 – 21 The school holidays start on Sept 28th, so you want to allow for at least one weekend of Open Homes before buyers get too busy doing holiday activities or head away for the holiday.
Sept 22 – 28 Listing during this week will clash with the heart of the school holidays – you’re best off avoiding this period.
Sept 29 – Oct 12 Not ideal due to the holidays, but if you do need to list during these two weeks, there will be more interest towards the tail of the campaign as buyers refocus after the holidays.
Oct 13 – Nov 09 This is the golden period for early Springtime listings. But you do want to try to get ahead of the ‘rush’, so the earlier you list in this period the better, before the weight of new listings flattens the market.
Nov 10 – Dec 07 Although it may only take 3-4 weeks to market and sell your property, you need to consider the Settlement period that will follow. If you’re hoping to have settled by Christmas (or you want to attract buyers hoping for a pre-xmas settlement) then you need to list by mid-November, and even then it will be a very quick settlement.
SETTLEMENT TYPICALLY TAKES 21 - 35 DAYS AFTER YOUR PROPERTY HAS GONE UNCONDITIONAL
If you are putting your property on the market after mid-November, you must be prepared to settle AFTER Christmas – and this could be some weeks after Christmas, because lawyers are not renowned for being at work in January to carry out the conveyancing.
Dec 08 – 31 This will only leave 2 weeks of Open Homes before the Christmas shut-down. While we will working on selling our listings up to December 24th, your property may not get full exposure to the market if you list this late in the year.
You would need to accept that it’s unlikely for buyers to fully-engage with your property until mid-January.
