Now IS the Time for First Home Buyers!

Some of you may have heard the term it's a buyer's or it's a seller's market. Well, after nearly five years of the sellers around New Zealand benefiting, it's now the turn of buyers to return to the market and get their foot in the door... but what has changed?
There are several factors that fall in favour of first home buyers at the moment:

1.Record low interest rates: We are still seeing fantastic pricing from all the banks as they compete for business (if you haven't got an interest rate with a "3" in front, call me). Check out the autumn pricing here.

2.Flat market: The crazy prices that have gripped the market have (mostly) vanished and buyers have more time and ability to negotiate with the vendors.

3.Investor uncertainty: (This is the biggy) with no clear direction on how new/proposed legislation will affect landlords, "mum and dad" investors are making the decision to exit the market. This has brought a new supply of houses to the market that are at the right price point for most first home buyers - better still, the investor competition is not at the levels it once was.

Most first home buyers are making the most of a decade in KiwiSaver. The compounding effect of the employer contribution and interest on KiwiSaver balances has given borrowers a great base to get into their fist home. Likewise, more and more parents are stepping in to support family members with deposits.

Auckland’s Buyers’ Market Hardens With Low Sales Numbers And Prices Easing

The Auckland property market has made its slowest start to a year in more than a decade as the markets hardens towards being a buyers’ market.
“The market has failed to gain any momentum since the holiday break, and sales numbers in February at 474 were the lowest in a month since December 2008, which was at the high point of the global financial crisis,” said Peter Thompson, Managing Director of Barfoot & Thompson.
“In the first two months of the year sales numbers at 1127 are down 10.4 percent on what they were for the first two months of last year.
“While sales activity was limited it had only a minimal impact on the average sales price which, at $918,496, was down less than $9000 (0.9 percent) on that for January and $1000 (0.1 percent) less than that for February last year.
“The change in the median sales price for the month at $801,000 was more marked, being down $26,500 (3.2 percent) on that for January and down $19,000 (2.3 percent) on that for February last year.
“Sale by auction remained the most common sales method, and across January and February two thirds of all auctions resulted in sales – either under the hammer or by direct negotiation prior to or post auction.
