You’re warmly invited to the opening of Sonja Drake Unfiltered: Wairau Creek Waterlines – an exhibition exploring waterways, memory, and ecology through layered, atmospheric works.

This exhibition follows on from her recent Emerging Artist award - received at the 2024 Lake House Members Art Awards, and she returns with this new body of work.

Sales activity on the North Shore is gradually gaining momentum, with numbers of sales up 5.7% on last month.

This shows buyers are stepping into the market with more confidence as we move through the back end of winter and head into spring.

While the median sale price has eased, (down 5% on last year and 3.8% on last month), this shift, plus the OCR drop to 3% yesterday, encourages buyers to secure their next home before the market gathers pace.

Days to sell remain steady, just five days longer than last year, which reinforces the ongoing demand we’re seeing.

Spring always brings fresh energy to the market, so if you’re considering selling, now is the perfect time to get ahead of the crowd and increased selling competition.

Demand is strong as available stock is more limited through reduced numbers of properties for sale - eager buyers are waiting for fresh listings.

The number of available homes on the North Shore has recently dropped by 20–25% as Vendors hold their properties for a Spring sale in the belief it’s the better time to sell.

𝘽𝙪𝙩 𝘽𝙪𝙮𝙚𝙧 𝙙𝙚𝙢𝙖𝙣𝙙 𝙞𝙨 𝙨𝙩𝙧𝙤𝙣𝙜 𝙣𝙤𝙬!
They’re competing to buy in a market with less choice and consequently more multi-offer sales.
Spring brings more listings, and more choice for Buyers, but means Vendors have to compete on presentation and price to secure a sale!

So if you’re thinking of selling soon, why would you wait to sell in Spring when the current market balance is more beneficial for you as a Vendor? Please just think about that. 😊

The increase of 1.7% on the median sales price for the North Shore last month shows that confidence is slowly returning.

There are currently 20% fewer listings available on the North Shore than for the last few months, and it is important to remember fewer listings create increased competition between buyers. This may well result in us seeing another increase in the median sales price for our July stats.

The latest REINZ May figures reveal an increase in the number of sales compared to May last year however there was a drop from last month.

The Median sales price shows a 2.9% drop from where it was last May but is up 1.7% on last month.

Most vendors are meeting market expectations and auction room overall activity is gradually increasing.

This time of year there tends to be a seasonal drop in the volume of sales, however we’re seeing that buyers are still very active and enjoying recent interest rate drops while looking forward to more.
