114 groups came through 1/27 Huka Road in Birkenhead, and it ended up with exactly the right family.

This was the vendors' first family home, where they raised their sons, so letting go carried a lot of emotion. They'd moved out a few years back and rented it out, but the time had finally come. I brought in Alana from Interior Reflections to style and stage it, then ran wide-reaching marketing that pulled buyers from right across Auckland.

Once we moved to price, that interest turned into real competition and a multi-offer situation, landing a result at full asking that worked for both parties.

It's now home to Tom, Aly and baby Nina, a young family who adore the sea views and being able to walk up to the village with the pram.

46 years in one family.

That's how long 6 Vandeleur Avenue in Birkdale had been home before Karen and Vicki decided it was time to pass it on to someone new.

Selling a home after that long comes with a lot of emotion, so we took it carefully. I helped the sisters get the property ready before launch, organised a building inspection up front, and worked through every last-minute request from buyers so we were all set for auction day.

On the day, 39 groups had been through and three registered bidders went head to head. It sold under the hammer to Sam and Nicola, who had missed out during the 2021 boom and were attending their very first auction.
