The amount of uncertainty out there at present is unsettling, but what is certain is that a good property manager can take the stress out of owning a rental property. During the last lockdown Bayleys Property Management managed to keep rent arrears below 0.5% through its entire portfolio. We have also managed to have the majority of our portfolio assessed for compliance with the new Healthy Homes Standards. I hope everyone is safe and well out there during these very uncertain times. We're all holding our breath for one reason or another today, as we await the PMs announcement on alert levels. He's only been going a month so I think it's early days to be calling it a success story, but this does highlight the growing concern across the industry, of landlords exiting out of the rental market because it is becoming too difficult to be a landlord. Ever increasing costs attached to compliance, having to pay the letting fee, more proposed changes coming with healthy homes standards and legislation will make it even tougher. Many landlords are now asking why they should continue when they cannot even afford all these things for the house they live in, yet they're expected to provide it for someone else? For many - they just have one investment property - their retirement nest egg. They aren't dripping in money. This is ultimately going to make it tougher for tenants. It will lead to a shortage in rentals; rents will continue to go up, as demand increases and supply reduces. I think the government needs to stop and ask - who is it they are helping here. Is the answer "no one"?

Finally some common sense being applied. Why shouldn't landlords have the right to take all reasonable steps to adequately vet prospective tenants. You wouldn't hire someone as an employee without carrying out background and credit checks - so why should this be any different? They're going to be living in your house, your asset, your retirement fund. I look forward to seeing the revised guidelines.
