WHY DOES A METAL ROOF RUST?
Rust isn't simply water “eating” the steel. It is an electrochemical corrosion process.
When a small defect exposes steel to moisture and oxygen, iron begins to oxidise, electrons move through the metal, and corrosion products gradually form.

A client shared this issue with me today, so I put together this illustration to help explain the problem more clearly :
THE PROBLEM
A damp patch, bubbling paint or mould appears on an internal wall.
The natural assumption is:
“The wall must be leaking directly behind this spot.”
Not necessarily.
Water can enter the exterior envelope at one location and travel behind the cladding, along framing, around openings or within the wall assembly before becoming visible somewhere else.

WHAT’S UNDER YOUR METAL ROOF?

But that's not your whole roof.

Underneath a typical metal roof is a system of components working together:

1️⃣ METAL ROOFING**
Your primary defence against rain, wind and the elements.

2️⃣ ROOF UNDERLAY**
A secondary protective layer beneath the roofing that helps manage incidental moisture.

3️⃣ ROOF STRUCTURE**
The purlins and framing that support the roofing system and transfer loads into the building.

Here’s the important part:

Underlay is backup protection — not permission for your roof to leak.

When screws, flashings, penetrations or roofing begin to fail, finding the source of the problem matters.

Because the water stain you see inside your house may only be the end of the story.
