NZ property market update: Townhouse prices take a beating
-- Townhouse price drop
Two townhouses on St Andrews Road in Epsom sold earlier this year for $600,000 and $340,000 less than their 2022 purchase prices, respectively. Ouch.

The Epsom sales were not unusual. According to Cotality, 18% of all townhouses sold in Q1 2026 changed hands below their purchase price. It was the same quarter that saw 41% of apartment resales record a loss. Nationally, one in eight properties sold in Q1 went for less than the owner paid.

However, roughly nine-in-ten sellers still made a gross profit, which means New Zealand property remains, by historical standards, a functional wealth-building asset. But the distribution of that pain tells a story about who bought what, and when, and it has direct implications for anyone holding, or considering buying, investment-grade stock right now.

-- A $3.75 million lesson in disclosure
A commercial property buyer in New Zealand is now locked into a $3.75 million deal after discovering that a significant portion of the carparking marketed with the unit sits on council land.

The agent knew there was a potential discrepancy between the apparent and actual boundary, but he didn't disclose it. And despite the Real Estate Agents Disciplinary Tribunal finding unsatisfactory conduct, the buyer is still stuck with the deal.

The case, CAC v Brown [2026] NZREADT 21, highlights the importance of knowing what to ask an agent before you sign anything, which is far better protection than knowing your rights after the deal has settled.

While most landlords realise that a blanket "no pets" policy no longer applies under changes to the Residential Tenancies Amendment Act 2024, Tenancy Tribunal principal adjudicator Brett Carter’s recent ruling lays out the policy in practice, and what happens when landlords get it wrong.

Adjudicator Carter acknowledged that noise, deck safety, and the absence of proper fencing were all understandable issues raised by the concerned landlord. But what he found was that those concerns could be addressed through conditions, and that where reasonable conditions exist, they must be applied rather than used as grounds to refuse a pet (a puppy, in this case).

Most landlords in Auckland are managing through a prolonged soft patch. Supply is elevated, vacancy times are stretched, and rents are modest or flat. But it’s a different story at the premium end of the market. Demand is being driven, in part, by New Zealand’s screen production sector.
