✅Clean the entire property thoroughly - including inside the oven, rangehood filters, and window tracks

✅Take timestamped photos of every room before you hand over the keys

✅Mow the lawns, w**d the garden, and leave outdoor areas tidy
✅Return ALL keys and remotes (yes, even the one at the bottom of the junk drawer 😅)

✅Redirect your mail and update your address with relevant organisations

✅If you had pets, ensure the property is clean and odour-free

✅Fix any damage you're responsible for - or discuss it with us beforehand

Looking after your property isn't just protecting your investment - it's protecting yourself as well. As the saying goes... prevention is almost always cheaper than the cure.

A recent Tenancy Tribunal case involving an Auckland boarding house has become a timely reminder that landlord obligations aren't something to put on tomorrow's to-do list.

The landlord was ordered to pay $44,450 in exemplary damages after admitting to multiple breaches of the Residential Tenancies Act, including failing to comply with an improvement notice and failing to provide requested information to MBIE.

Several banks have recently increased their longer-term fixed rates, while shorter-term options have remained more competitive.

Mould is one of the most common issues in NZ rentals, and one of the most misunderstood when it comes to who's responsible. Let's clear it up.

Landlord's responsibility:
Fixing structural issues that cause dampness (leaky roofs, plumbing issues, lack of ventilation)
Ensuring the property meets Healthy Homes Standards

Tenant's responsibility:
Ventilating the home - opening windows, using extractor fans
Wiping down surfaces where condensation builds up.
Reporting mould early so it doesn't spread

When in doubt, just report it to your property manager early. Early action is always better! ✅
