π CCS FOUNDATION FACT FRIDAY: TIMBER PILE FOUNDATIONS β HOW THEY WORK
Did you know thousands of New Zealand homes sit on timber pile foundations, especially villas, bungalows, and older homes? Timber piles have been used for generations because they are practical, durable, and worked well with New Zealandβs varied ground conditions.
How the timber pile foundation process works:
1οΈβ£ Site preparation β The ground is assessed and pile positions are set out to carry the house load correctly.
2οΈβ£ Pile installation β Timber piles are installed into the ground at calculated locations to support the weight of the structure. Depending on the design and ground conditions, piles can be driven, embedded, or installed with concrete footings.
3οΈβ£ Bearers and joists β Horizontal timber bearers are fixed onto the piles, and floor joists sit on top to create the floor structure that supports the house.
4οΈβ£ Levelling the house β During new installations or repairs, piles can be adjusted so the home sits level and loads are distributed correctly.
5οΈβ£ Ongoing performance β Proper ventilation beneath the house and good drainage around foundations help extend the life of timber foundations.

π¨ Not every sloping floor means a house needs a full repile β sometimes individual piles, re-levelling work, or targeted repairs can solve the issue.
