Yesterday Westpac offered 4.99% for 3 year fixed mortgage. Unofficially many banks are matching this. But you need to ask for it. Banks are willing to offer below advertised rates. Don’t accept the advertised rate. The advertised rates will be dropping both before and after the expected .50 basis point drop by the Reserve Bank on 19th Feb. My advise is don’t be too greedy, as an international incident could lead to rates trending up again, and the tariff war may lead to inflation, which could reverse the trend in lower interest rates. . I think if you can get a mortgage, or switch to another lender on a sub 5.% rate for several years, that is a pretty good rate and a hedge against risk. Waiting for a 4.5% might be attractive, but it has a risk to it. And if you are bleeding on a variable rate waiting to fix, you need to calculate how much that decision will cost each month you wait to fix. But, all in all, with the market at its low point and interest rates dipping, it seems to be a very good time to buy.
