Hi all,

It's been a busy week with appraisals and following up with past buyers and new homeowners.

The offer on 9 Muir Ave, Mangere Bridge is due to go unconditional this Thursday. However, as we know, a sale is only complete once all the paperwork has been signed and the deposit has been received into our trust account. While everything is looking positive, offers can sometimes fall.

Our other two listings are progressing well and are starting to look really promising.

No photos this week, unfortunately. I haven't been out and about as much, spending more time in the office. With the weather we've been having lately, I certainly don't mind!

A busy week doing appraisals and following up past buyers and new home owners. 9 Muir Ave Mangere Bridge goes unconditional this Thursday. However its done when the paper work is signed and the deposit is put into our trust account. Our other 2 listing are in progress and starting to look really good. Hi everyone,
Last week I slipped away to Whangamatā and worked remotely for a few days. It was a productive change of scenery—I caught up on a lot of office work and had the opportunity to connect with both past and current clients.
I put in some long hours, rose early each day, and used the time to organize my weekly work plan and prioritize my to-do list. It was a great opportunity to get on top of things and focus on the weeks ahead.
We also managed to establish a vegetable garden for summer while we were there, planting a few spring onions and herbs. The rest of the veggies will follow in the coming months, and we're looking forward to seeing it all grow.
On the property front, 9 Muir Avenue, Māngere Bridge received an offer, and we were fortunate enough to secure a backup offer as well. In the current market, it always pays to be prepared, and that preparation has paid off—the second offer is now in play.
I've included a photo from Whangamatā featuring some cheerful daisies battling the wind and searching for a little sunshine. There's also a sneak peek of our next listing coming to market. The photo captures the boys stopping for a bite of lunch during preparations. We'll be launching the property in mid-June and can't wait to show you more.

We have been busy!
A conditional offer has been accepted on 9 Muir Ave, Māngere Bridge, and we also have an exciting new listing coming next month — a townhouse featuring 4 bedrooms and 3 bathrooms, including an ensuite. We are looking forward to sharing more details with you soon.

Sales activity and prices have been tracking sideways across most regions. The conflict in the Middle East and the resulting oil shock have introduced some short-term hesitation into the market. The medium-term impact remains uncertain until the outcome of the conflict becomes clearer.

Interest rates remain the key watchpoint:
Interest rates continue to be a key factor influencing the wider residential market. While rates have reduced from their peaks, they have recently edged higher again in response to inflationary pressures linked to the Middle East conflict. Even so, they remain below previous highs, and the market has so far absorbed these increases without significant disruption.

Investor expectations are adjusting to current market conditions, with increased focus on tenant quality, cash flow, and compliance requirements. Despite these changes, residential property remains a preferred investment choice, supported by consistent demand, long-term performance, and the enduring appeal of an investment you can see and touch.

Hi all,

To be fair, I’ve really enjoyed the whole week at work — I guess it comes down to better management and having that precious thing we call “time.” Short weeks are wonderful, of course, but give me good old routine any day.

We had our branch awards this week, and Francis did incredibly well. I was also recognised for growing my business by 69%. It doesn’t quite feel like it, but I’ll happily take it!

We also have a great property coming to market in early June that will tick a lot of boxes:

3 bedrooms
2 bathrooms
Good-sized flat section
Stand-alone garage

It’s shaping up to be a fantastic listing.

I’ve had a fantastic week, work has been incredibly productive, and I’ve had the chance to connect with some truly interesting people.

Our new listing at 9 Muir Ave, Mangere Bridge, opened last weekend, and it was great to see a solid turnout through the open homes. Encouraging signs, especially with the long weekend in play.

If you haven’t seen it yet, it’s a rare opportunity: a flat 809m² section with plenty of potential. The home itself does require significant work, so it’s definitely one for those ready to roll up their sleeves.

Across the office, we’ve also seen some fantastic results under the hammer this week. I’m proud to say our branch continues to achieve one of the highest auction clearance rates.

I’m sure many of you can relate to squeezing five days’ work into four! I spent Easter at home catching up on those long-overdue chores — it’s always satisfying to finally tick a few things off the to-do list.
