A conditional offer has been accepted on 9 Muir Ave, Māngere Bridge, and we also have an exciting new listing coming next month — a townhouse featuring 4 bedrooms and 3 bathrooms, including an ensuite. We are looking forward to sharing more details with you soon.

Sales activity and prices have been tracking sideways across most regions. The conflict in the Middle East and the resulting oil shock have introduced some short-term hesitation into the market. The medium-term impact remains uncertain until the outcome of the conflict becomes clearer.

Interest rates continue to be a key factor influencing the wider residential market. While rates have reduced from their peaks, they have recently edged higher again in response to inflationary pressures linked to the Middle East conflict. Even so, they remain below previous highs, and the market has so far absorbed these increases without significant disruption.
Investor expectations are adjusting to current market conditions, with increased focus on tenant quality, cash flow, and compliance requirements. Despite these changes, residential property remains a preferred investment choice, supported by consistent demand, long-term performance, and the enduring appeal of an investment you can see and touch.
