Positivity and optimism has been reflected in this week's auction results across the country.

There were 132 auctions conducted with a 50.3 per cent success rate in total. While it's a dip on last week's numbers, at auctions where three or more bidders were registered this success rate increased to an impressive 89 per cent, further cementing agents and offices comments that quality and desirable stock is generating strong interest from buyers.

An average bidders of 2.0 per auction nationwide remains steady and is reflected in the increased number of properties coming to the market, providing buyers with more choice than they experienced last year.

Auctions continue to be the most successful method of sale in the marketplace with average days on market for auction currently sitting at 35.5, while private treaty is delivering a 47 per cent longer campaign with 52.5.

Method of sale matters as the market transitions and auction continues to afford sellers the opportunity to secure that unconditional buyer before their competition.

February is traditionally a month where we see an increase in activity from both sides of the market place, both buyers and sellers. As market commentary continues to inundate vendors, it remains paramount when thinking of selling to deal with the facts presented.

Ray White New Zealand saw 200 properties scheduled to go to auction last week, just shy of being on par with this time last year. With 7 per cent of these properties sold prior, it still demonstrates the strength of the buyer pool.

Our auction clearance rate currently for last week is sitting at 62.6 percent. We are seeing quality homes in good locations seeing multiple bidding registrations and active bidders.

Auction listings saw a 24 per cent rise for the month of November compared to the previous month as the influx of traditional summer stock and post lockdown backlog gives markets across the country a much needed boost in properties available to purchase.

With a current success rate of 77 per cent sold under the hammer nationwide, Ray White auctions continue to lead the market and, while a slight drop in average bidder numbers has been commented, this has done little to dampen the strong prices recorded in auction rooms across all markets.

Ray White NZ auctions also completed a new milestone for 2021 with over10,000 auctions conducted YTD with three weeks of peak session trading to go.

Many owners in New Zealand are seeing December as peak time to sell their property and capture the continued demand for quality property before we launch into the New Year.
