But do auctions actually work? 👀
Fair question, especially in a slower market.

What I find interesting isn’t just whether an auction sells on auction day. It’s what happens across the whole campaign.
In this study, 44% of auction campaigns had sold within 30 days of going live. And even when a property didn’t sell under the hammer, the campaign had still created a date for buyers to work towards, identified the most engaged buyers and given everyone a much clearer read on where the market saw value.

For buyers, there are benefits too. You know the timeframe, the negotiation is transparent, and if you’re successful under the hammer, you’re unconditional! Done and dusted, and no more open homes!

Auction won’t suit every property or every seller, but auction day is only one part of the campaign. Sometimes that’s where the sale happens, and sometimes it’s the point that brings the most engaged buyers together and gets everyone closer to a decision.

One of the biggest mistakes I see is homeowners spending money before they know what’s actually going to make a difference to their sale.

I may have lost my Office Administrator, but thankfully, she hasn’t gone far!

Janisha has officially stepped into her new role as Personal Assistant & Sales Associate to Tina Carr, and I couldn’t be happier for her.

One of the things I love most about Cooper & Co is that we grow our own. Seeing people develop, explore new opportunities and find their own path within the business is something I’m incredibly proud of.
And the fact that Janisha is not only staying with Cooper & Co, but staying right here in our office, makes this one even sweeter.

Prices are showing some life. Buyers still aren’t rushing. 👀

The August numbers are in, and there are some genuinely encouraging signs across Auckland.
Auckland City led the way with its median sale price up 5.2% year-on-year, while the North Shore and North West also recorded modest price growth. Rodney was the outlier, down 3.7% compared with August last year.

But price movement is only half the story.

Buyers are still taking their time. Sales volumes were down across the North Shore, North West and Auckland City, while Rodney bucked the trend with sales up 4.4% and homes taking an average of 56 days to sell, unchanged from last year.

My read? The market is showing more strength, but buyers haven’t suddenly become less selective.
Good properties are selling, but price, presentation and strategy still matter. A lot.
The market isn’t flying, but it definitely isn’t standing still either 📈

A few good ones across the line lately 👏

It’s easy to scroll past a SOLD post, but every one of these represents a different campaign, different vendors, different buyers and a lot of work happening behind the scenes.

Really nice to see results coming together across Greenhithe, Hobsonville, Whenuapai and Kumeu, with Team Bloch, Anna Byron and Tina Carr all getting deals done for their clients.

Training in the morning. SOLD by the afternoon. 🔨
We started the day with Auctioneer, Sam Walmsley taking the team through the benefits of the auction process, then headed straight to Takapuna for Anna’s brought-forward auction at 273B Hobsonville Road.
The pre-auction offer set the starting point, and 14 bids later the hammer came down at $859,000.
Even better, the buyers were a lovely young first-home buyer couple who’d been looking for around a year, already knew the neighbours, and were absolutely thrilled to finally secure a home. Our vendors had hoped it would go to a nice family too, so this one felt like a win all round.
A great campaign from Anna, and a pretty nice way to put the morning’s auction training into practice 💙
