Let’s take a look at what the housing market was doing around New Zealand during August 2026.
In Marlborough, the median sale price decreased slightly by 0.8%, from $625,000 in August last year to $620,000 this year. The number of properties sold decreased by 19.4%, from 72 to 58 over the same period.
Overall, from my perspective, Marlborough remains steady as it goes.
A relatively flat market is one of my favourite markets to do business in. It is simply a nice market for buyers to buy in, without all the frenzy of a hyped market, and it certainly gives first-home buyers a real chance to buy their first home.
That does not mean competition has disappeared. Almost all of the properties I have sold year to date have involved multiple-offer presentations, driven by tactical marketing rather than a rising market.
It is where experience, strategy and the ability to create competition can make a real difference to the result, and where my service can add real value.
