Solid week for auctions with 9 of our 17 auction properties selling under the hammer (53%). North Shore auction results sat slightly higher with 7 out of 12 properties selling under the hammer (58%).

We achieved a 69% sales conversion on every property that attracted active buyer competition!

Nearing the end of this 2nd quarter of the financial year, it is pleasing to report that our 'under the hammer' clearance rate remains north of 50% and consistently selling more properties under the hammer than passing in.

Are auctions working?

The simple answer – YES!

August has seen another solid month in our auction rooms with our company wide auctions having an auction success rate of 63% sold unconditionally and on the North Shore this sits even higher at 72%.

When we reviewed all our campaigns that sold in the first quarter of this financial year (April, May, June) auctions were delivering on average a sale price $18,000 more than other methods and in a quicker time frame! The statistics speak for themselves.

What’s been happening in the August 2026 property market? 🏡📈⁠

August showed a mixed picture across our four key Auckland markets. Median sale prices strengthened year-on-year in Auckland City, up 5.2%, followed by North West at 2.2% and North Shore at 0.5%, while Rodney recorded a 3.7% decline.⁠

Sales volumes remained softer across most areas, with North West down 21.5%, North Shore down 14.8% and Auckland City down 12.0%. Rodney bucked the trend, with sales up 4.4% compared with August last year. Homes are also generally taking longer to sell, suggesting buyers remain considered in their decision-making.⁠

Overall, August points to a market where prices are showing resilience despite lower sales activity, with conditions continuing to vary across Auckland.⁠
