What is a LIM, and why do you need your own?
A LIM is a Land Information Memorandum. You order it from your local council, it takes roughly 10 to 15 working days, and it is issued in the name of whoever requested and paid for it. Normally that's the purchaser.
That last part matters. Some properties are marketed with a LIM already attached, but quite often it can't be used for your purchase, because your bank needs one in your name. So order your own.
A LIM covers things such as building consents, code of compliance, the rates, flood zones, and any notices held against the property. Everything the council holds on file.
