Three weeks ago I took a leap of faith and joined Arizto Real Estate (you know, the one with the green flag energy!) 💚

Looking back, it has been one of the best professional decisions I've ever made.

In just three weeks I've been fortunate enough to meet with so many fantastic homeowners, complete a stack of appraisals, bring multiple new properties to market, and have some incredibly positive conversations about what we're offering here in Central Hawke's Bay.

The support from clients, friends, family, colleagues and the wider community has honestly been overwhelming. Thank you for keeping me busy, and loving what we offer!

Can you sell and buy at the same time?

Short answer: Absolutely. In fact, many people do.

One of the biggest concerns I hear is:
"What if I sell my house and have nowhere to go?"

Or the opposite:
"What if I buy before I've sold?"

The good news is there are several ways to make the timing work:

🏡 Sell first, then buy
This gives you certainty around your budget and removes the pressure of owning two properties at once.

🔑 Buy subject to selling
Secure your next property, with the purchase conditional on your current home selling.

🛡️ Sell subject to acquiring another property
A clause can be added to your sale and purchase agreement making the sale conditional on you finding and securing a suitable replacement property. This can be a great safeguard, allowing you to accept an offer while still having time to find your next home.

📅 Align settlement dates
Often we can negotiate dates so your sale and purchase settle on the same day, making the move much smoother.

💰 Bridging finance
In some situations, your bank may be able to help if you need to buy before your property sells.

I hit the button to launch 111 Tavistock Road live online just before my son’s rugby game kicked off, then headed over afterwards to put the sign up. Now home to prep and head out for an appraisal. Not a bad way to spend a Saturday.
