After 7 and a half years I am closing the door on my real estate career and moving to the North Island.

How do you make your offer more favourable in a deadline sale? It isn’t always about price;
- check what the vendors preferred settlement date is
- have a shorter confirmation period (7 days is better than 10)
- have less conditions (even having insurance in place may help)

40 Fern Drive had 4 offers at deadline after a busy campaign (44 groups viewing, incl 5 repeat viewings).

How can we mitigate the chances of a crashed sale?
- provide a building report
- provide a LIM
- full disclosure of anything that may concern a buyer
The one thing we can’t foresee 🔮 is a buyers financial situation (as was the case with our collapsed here). However 2/7 Camberwell was swiftly under offer for a second time and is now unconditionally sold to a lucky new owner.
